Square footage is one of the first things that buyers look at while touring new luxury homes for sale in Austin. It’s often used to gauge a home’s value as well as its space. One may think that a square foot is the same in every instance but that isn’t always the case. Here are several reasons why you have to consider how the square footage is calculated.

 

Different luxury home builders in Austin use different methodologies. It turns out there is more than one way to calculate a home’s square footage. One of the most common methods is to measure from the outside of the framing. Another method is to measure from the outside of the siding. As you can see, the same house could have dramatically different square footage depending on the methodology used.

 

Certain areas may not be included. If a home has a basement, attic, loft area or enclosed patio these areas that may or may not have been included in the square footage.

 

The cost per square foot could include the land. Some home builders include the home site or land in the cost per square foot calculation. It’s also not unheard of for the cost of community amenities to be factored in as well.

 

The cost of fixtures, appliances and materials is factored in. Price per square foot is an estimate of everything in and around the home. From the crown molding to the flooring the quality and cost of the materials determines the cost of each square foot. Because of this, rooms like the kitchen are actually much more expensive per square foot than the living room.

 

Some features increase cost but not the size. The price per square foot can be increased by things like a fireplace, large entryway, stone siding and vaulted ceilings – without adding a single square foot.
