Please let me help you in your search for a Door County vacation home or seasonal residence. I have represented properties throughout the Door Peninsula for the past ten years, from Nasawaupee in Southern Door to Gills Rock and Northport. Our area is a resort community with one primary city. As an Accredited Buyer Representative, I love to identify our buyers' needs. In 2014-2015, our "typical" buyer could be classified, generally, as on of three basic identifiable categories.
According to the AARP, the last wave of baby-boomers will be looking toward retirement over the next eight or nine years. We still have baby boomers purchasing, who are likely to be looking for more room for grandchildren, or for vacant land for an RV or boat storage, or perhaps trading a single family residence for a low-maintenance condominium. I have been looking with these buyers to find Door County properties for sale in outlying areas of Baileys Harbor, Fish Creek, Egg Harbor, Ellison Bay and Liberty Grove. These buyers are familiar with the towns and villages, and have a unique perspective on Door County properties. They have watched Door County evolve over the years. They may take up to a year to purchase, but they are qualified and know what they want, including Door County condominiums.
The second group of prospective purchasers are younger. Classified as Generation "X", we have young families and are looking to establish the comfort of Door County for our own future generation. These purchasers like the convenience of condominiums or want to be on the shore, and they are almost exclusively drawn to the Green Bay side of the Peninsula, unless a shore-front property can be found in Baileys Harbor or Jacksport that fits their lifestyle and budget. These buyers want to be near the action: restaurants, beaches and other conveniences that they are familiar with in their primary communities. As such, for homes and condominiums, they look in downtown Sister Bay, Ephraim, Fish Creek and Egg Harbor, with limited forays into Ellison Bay. More Door County real estate research is done online by these prospective purchasers and most communicate with us via text while they are in the area rather than by phone.
Vacant land purchasers are concentrating on vacant land for sale in Door County and on bargains, and there are many throughout Door County, as interest rates remain low and as new homes have begun to spring up throughout the Door Peninsula steadily for the first time since 2008. Generation X buyers don't always want to wait for new construction to be completed, or to go through the process, and right now, our new construction inventory is lower than usual.
There is a third, elusive purchaser who will eventually purchase, but the process may take up to five years: the family that discovers Door County on an initial vacation, and puts it on a wish-list, but wants to look at property NOW. The best thing to do with these prospective purchasers is to make sure they get active MLS data via a drip campaign of all new Door County properties and price reductions on a regular basis.
