This beautiful and unique property was listed for sale by another agent and company for nearly 2 years. The price had been dropped several times and an offer that kept the home off of the market for nearly 3 months fell apart 1 week before they were supposed to close. After a long 2 year battle these sellers were fed up and ready for a new agent!
These sellers were set on going with a larger company this go around since the prior listing agent was more of a local brand.
A simple Google search for "Century 21 Agent in Brandon, FL" was the magic phrase that John (the seller) searched to find my information and online request form.
I met with John and his sisters by the next day after calling and speaking with him. I was as nervous as a long tail cat in a room full of rocking chairs to say the least!
I spent hours planning for this listing presentation. I thought to myself well they are probably ready to tear the next agent apart with questions and such. I wanted to bring my "best" presentation out.
The presentation never left my binder! We spent nearly an hour discussing the unique characteristics of this home. They shared family stories about the design of the home and how their father designed the property. I left there with the listing and felt I never really had to ask for it.
We listed the home for $335,000 and planned a new approach.
This home needed to be marketed as a horse property or equestrian ranch and FAST!
I planned an open house for the new listing 2 weeks out. The home had been vacant for so long that there was an inch layer of dust all over everything. The sellers were happy to have a professional service come out and give the home a great scrubbing! The home LOOKED and SMELLED great when they were finished.
By open house I had already inquired with several of the largest equestrian sites and magazines about running some advertisements for my newly listed horse property. The prices were pretty up there, but I was prepared I knew I had to take a different angle.
Sunday OPEN HOUSE - My open house was advertised from 1pm to 4pm on this day. What a beautiful day it was too! I had overslept and was running late for the open house (something I'm not proud to admit) but it happens right?!? I had my signs, cooler with drinks, balloons and snacks ready to go when I pulled up at 12:50pm thinking I had a few minutes to get things together and turn on lights etc.. THE FRONT DRIVEWAY looked like a traffic jam! I have held several homes open in my days of real estate, but a turnout like this and it hasn't even started yet.. WOW I was excited!
I had over 20 people through the home that day and was wrapping up the open house when a large SUV literally locked up the brakes and backed up so they could pull into the driveway to see this home.
I met the couple and showed them the home and found out that they were already working with another agent. As the couple was leaving they told me that they would have their agent contact me. I thought SURE we've all heard that one before RIGHT?!?
The next morning I get a call from an agent that goes something like this "my clients seen the home you held open yesterday and they want it! What's the catch?" Catch meaning why had it been on the market for so long.. I told her the story about the prior agent and she asked could they see it again. OF COURSE!
We ended up accepting thier offer and these were some of the BEST buyers any seller could have dealt with.
The transaction was completed and closed without too much stress and worry thanks to the sellers, buyers and buyers agent.
