Buying or Selling a House is Really Scary!

Just ask your buyer or seller!  They may not understand what's going on.  What does it mean to "be in escrow?"  "What does it mean that they are "in underwriting?" What happens when there is a request for repairs?  What if the buyer and seller can't agree?  What is an "earnest money deposit?"  What if they can't sell their home in time to meet the contingency requirement on their new home?

 

We may deal with these issues every day as real estate professionals.  Our clients don't!

 

Our clients rely on us for our knowledge and our expertise.  They also rely on us for something just as important, our attitude and the way we deliver this knowledge and use our expertise to their benefit, sometimes doing no more than easing their concerns and lowering their stress.

 

How can we do this?

 

Talk to our clients - email them, write them letters, call them, text them, do video to explain to them what is going on with the sale or purchase of their home.  What should they expect next?  What are the potential problems?  How can we avoid them or deal with them if they come up?

 

Empower your clients with knowledge!  They will thank you for it, and so will their blood pressure.

 

I had a client say to me recently that everything was easy once I took over.  It was the part before she turned it over to me that was hard.  That made me so happy as it meant I did what I should have done to make her transaction as easy as possible.

Christine - even if the buyer or seller understands they are still stressed out.  This transaction caused a lot of stress and having someone to explain to them, stay in touch, and show confidence eases the stress.

   I am selling acreage that has a powerline running across it.  No easement of record for that utility line.  

    Is there water or sewer available that far out in the county?

  Can I build on this property under the Florida Comprehensive Plan, and the myriad of County Environmental regulations?  

    What Government Agency will give me the right to connect a driveway from the main road that runs in front of the property?

     What about that dirt road that runs along the side of this land; is that an easement?  Who can use it?

 Etc. etc. etc.

You make a good point, Christine.  Real estate professionals are use to the terms we toss around in the course of a day, but to buyers and sellers, "Escrow" and "Underwriting" may be entering a foreign realm.

Christine - What a great blog to help us remember that our clients do not buy and sell homes on a daily basis. I have a seller right now who has never sold a home before, and she has been pretty skeptical about the process. To make matters worse, I have never met her, and she lives out of state. Thankfully I have been able to explain things in detail to help her understand the process, and we are moving forward.
