What is a “highly targeted real estate landing page”?

A single page website with one purpose: to generate real estate leads.  “Highly targeted” means the page is designed to market to a specific niche.  (Some call these type of lead-generating sites "squeeze pages").

Looking to work with more buyers?

Realtor.org says about 40% of all buyers are first time buyers.   In a 2015 report on home buying trends, Realtor.org surveyed first time buyers.

This same report also stated one of the first steps first time buyers take is to search “online for information about the home buying process”.

First time buyers are a large % of buyers.  AND…they are actively looking for information that you can provide.

  3. Clean page design - Free of outside links/distractions.

How to setup your landing page for more traffic?

For starters... get a domain name for the page.  A domain name you can use to integrate with all of your marketing.

In this example, we are marketing to "First Time Buyers In San Diego". What I would do is search for a domain that has my area (San Diego) and keyword (First TIme Buyer) in it.  Examples...

  • SanDiegoHomeBuyer.com
  • FirstTimeBuyerInSanDiego.com
  • HomeBuyerInSanDiego.com

Find a domain that is available.  Place your landing page on the domain.  And then integrate it in all of your marketing.

 

5. FOR BUYER & SELLER LEADS

Real estate landing pages should be used for both Buyer AND Seller Leads.  For sellers, you can generate high quality leads by offering content such as a checklist or guide on selling a home.  

 

Another very effective page for sellers is the "HOME VALUE LANDING PAGE".  This page offers a home value report to potential sellers.  If used correctly it can generate a steady flow of leads.

Article Writing...  Write a short article about the landing page with a lonk to the page and submit the article to article directories.

 

Pay-Per-Click Ads...Studies show the best return on pay-per-click ads on Google, Bing, Facebook, etc come when you combine highly targeted landing pages with matching keywords.    Setup a PPC campaign that matched the specific message on your landing page. You'll see excellent lead quality at a low price.

 

In other words, use the new domain & landing page with all of your marketing!  Doing this will increase your conversion percentage of website visitors to real estate leads.

There are a number of reports in place.  Also you can edit the reports, add a little content to it, and drop in your contact information inside the reports,

You can also use any report you create. If you want to upload your own report and make a lead page with it that is very easy.  This is an online service with an online editor.  Changing a page to meet your needs is very easy to do.

You can generate traffic to the pages in a variety of ways including many you mentioned such as Craigslist, Twitter, Facebook, Print ads, Mailers such as postcards, pay-per-click ads, blogs with links to your page, etc.

If I'm selling a house one of the first things I want to know is the value. So I don't think the "home value" offer by a Realtor is getting tired or turning off potential clients.   This information is something sellers want and when done correctly it's a great way for a Realtor to deliver value to a potential client.

What may be getting tired is the Zillow-type computer generated home value report found on some of the landing pages used by Realtors..  Does this provide value to the seller when most know they can get something similar instantly on Zillow? Most of them are basically giving you a Zillow estimate.

The "Home Value" page on postAprop is not a computer generated report.

It's used to start the process with a homeowner. Now that we are at about the end of the 1st half of 2015 this is a tool that I definitely need to add to my arsenal. And the fact you have something for home buyers and have reports and/or can add reports make this tool more appealing to me since I don't have a clue on how to do them. And I need Shorter forms on a landing page or site that have been proven to convert higher than long forms.  I see too many that are just the same too me. Need something different. Do you help people with the PPC of these landing pages if they want to pay you?

Hi Chris,

Great Article. I love the post-a-prop lead pages, but can fields be added to lead pages such as address and phone number? I understand that post-a-prop has email drip campaigns, but my concern is that the sites will actually convert at a high rate and you'd have to send another email to ask for this information (address and phone number). There's a few companies that sell lead page services similar to post-a-prop, with the ability to add fields. Sidebar: none of the other services sites are as nice looking as post-a-prop and I have no doubt that they would convert. I just had a concern about the limited field/form info.
