The Millennials and Stuart FL

Millennials

There’s been much written about the millennial generation as of late.  I’m not sure all of it is true.  Though here are some very interesting facts:

Millennials are those born between 1980 and 2000. The Millennial generation is the biggest in our history so far. Even bigger than the Baby Boomers.  They grew up digitally with access to smart-phones, texts, and computers from day 1.  Unfortunately, Millennials have lower employment levels, smaller incomes and thus less money to spend than previous generations.  Also, unlike previous generations, Millennials are postponing much of the American dreams such as home ownership and marriage, either by choice or by financial realities or both.

In many areas of the country where it’s possible Millennials are also foregoing car ownership which was previously unheard of in American society.  This new generation is also harnessing the power of on-line and social media for their shopping and entertaining and not relying on the typical physical store locations, cable TV and movie theaters.

So, when it comes to my area of Martin County FL, for the most part our Millennials are those that have returned to live with their parents.  They are not buying homes here but are contributing to our economy in the jobs they manage to secure.  And for the most part, these are relatively lower paying employment opportunities in the service and tourism industries.

The impact on our local real estate market has been fairly minimal to negative.  Many families have postponed their downsizing because their Millennial children have come back and are living with them.  Those Millennials that have found some good jobs tend to go to a more urban area than our quiet little Stuart.

Though, I think this will change sometime in the near future.  Millennials will find work and will pay off their debts and get married.  And, as they grow older, they too will seek the peace and tranquility that a small town like Stuart, FL can offer them and their families.

A good post on Millennials in your area. In Austin 24% of the population is made up of Millennials. They like mass transit, sharing apartments with friends, are not thinking about marriage and are paying off massive student loan debt.

Gabe, This is one of the bset if not the best discussion I have seen reaghrding the Millennials. The only item I would add is they think they know all as they are so high tech proficient! I have found many times if you ask tech questions they do not know the answer!

HI Gabe... an interesting perspective on MIllenials in your part of the world. But I've yet to run into those who are forgoing cars--but then that's hard to do in a city like Charlotte.

I and many of my generation were also liking mass transit, sharing living quarters, not thining of marriage, paying off school debt (I did until I was 30) back in the late 60's and early 70's. Just like fashion, things have a way of repeating themselves!

I personally think it is much about nothing, buyers will always look at values, service and a good feeling during the buying process...does not matter if you are 20 or 60 years old or anywhere in between, sellers look at getting good advice, good comps and a sale...so if the buyer has the financial strength he can buy the property...tell me where I am going wrong with this....Endre

Millenials are not contributing too much to spurring our housing market as of late. The only Millenials I have really helped are those who graduated with a successful career, but are choosing to live in high rises or condos in the city, not homes in the suburbs. These are also few and far between!

And yes, many will realize Stuart FL is a nice, peaceful place to call home and raise a family...
