Staging FAQ’s- Why Isn’t Anyone Looking at My House?

Real estate agents and Home Stagers get this question all of the time.  A seller home staging faqslists their home but can’t understand why they aren’t getting any showings.  Price, location and condition all affect a home’s “sale-ability.”

However…..

If buyers can’t see it, they won’t come.

Two things can affect this…. two things that could determine whether or not buyers AND agents will be able to see your home.

One….your MLS presence.

Did you know that about 90% of buyers begin their search on the Internet?  

Test it yourself…. go to the MLS and look at various listings.  What makes you want to call an agent and schedule an appointment?

Look at your listing! What you see is what your potential buyers will see.  If you have only a few pictures or if your photos don’t do your house justice, then this may be why you don’t have the number of viewings that you want.  And, no one is going to scroll down to read the description unless the photos get them to want to see more.

Work with your agent and home stager to make sure that your property is in “show” ready condition.

Before you hire your agent, look at a sample of their listings.  How are their current properties being marketed?

Have those beautiful bushes and trees that you planted grown so tall that you can no longer see the house behind them?  Curb appeal does make a difference, and buyers have been known to drive away from a property because of the curb appeal- or lack of it.

While you are preparing your house for sale, don’t neglect the exterior.  Drive by it, stand across the street from it… get a clear idea of what potential buyers are (or aren’t) seeing.

Remember- make it easy for your

 

buyers to see your house.

Joan- I've seen some doozies on the MLS!

Scott- yes, there are so many consultations I've been on  where the seller complained about having no showings.  But after arriving at the house, it was apparent why it wasn't.

You make an excellent point here, the eyes edit what they cannot see immediately, and the mind interprets it as "something wrong" with the house.  Why listing agents don't get it is a mystery to me.  A

Very rarely will a home sell if it's not visible both on-line and in person. But getting them in the door is only the first step. Once they are in the home staging is hands down one of the best things a home owner can do to make their property appealing to buyers.

Completely accurate, that is why the home needs to look great from the get go and have professional photos to show it off properly.  Buyers will see it online and it will stand out, they will be lining up to see the home!

Hi Kathy - It's interesting that with our current market, we're looking at literally everything, and are amazed at how many homes actually show much better than their MLS photos and presentation would suggest.

This is a great post Kathy Streib ....I think the problem is that most sellers never look to see how their home is being marketed ...more should.

Pictures are important, but they can only be as good as the subject matter, which is why staging and getting the curb appeal right is critical.

You are right on point the buyers want to see the home . . . . When the landscaping gets over gown you "can't see the home."

Alexandra- join the club.  When I see some of the MLS photos, I wonder how anyone could post these and consider their work done. 

Nicole- exactly.  We have to get them in the door and the way to do that is with a good online presence. 

Patty- precisely.  Sellers need to take some responsibility for the sale of their homes. 

Brian- I always suggest to that sellers take photos of their rooms and then upload them to their laptop.

Dick- I've seen that as well.  I went online to look at a house I was going to for a consultation.  I thought, no wonder it's not selling.  When I got there, though, it really wasn't bad at all. The seller told me they'd had only 1 showing until the contract expired. Dick Greenberg 

Bob- We have to remember that we all want to come home to our retreat, where we can feel good when we pull into the driveway.

Beth- on one of my consults, the seller told me that her former agent had posted a photo of the front of the house that was taken on a gloomy, grey day.  Nothing looked inviting about it. 

Capt Wayne- isn't it a shame that some sellers have no clue what signal their MLS photos are sending out. 

Joanna- So many of the agents are are excellent photographers and their photos show it. 

Rob- you hit the nail on the head!  

Chris Ann- oh yes!  And, a good photographer will know how the camera will make the room look. 

Lou- and as fast as things grow in Florida, homeowners need to keep on top of it.

That's some super advice.  I was looking at a photo of house on line the other day and thinking... eek, they need to trim the shrubs (not my circus, not my monkeys) but I haven't had a single buyer choose to go see it.  It's priced good and located well, but the photos are not appealing.

One of the key things I always tell folks is the MLS listing is the #1 factor to people seeing you home. Especially since it is syndicated everywhere. Bad wording, bad pictures will kill you
