If you have 30 houses on your list, you should narrow it down to a handful that you really like. Then you can easily make a decision to purchase one of your favorite “finalists”.
Did you know that a “green” home may cut your utility bill in half? When you think about the cost of water, electric, and fuel each month, all year long… you understand why it’s important to search for homes with green or energy efficient features. Ask the seller for a BPI report or a HERS rating to verify your monthly energy cost, and to determine if rebates or savings are available to improving the home to higher energy efficient standards.
When selecting a home, think about your long-term usage. For example, your family may consist of a single person or a professional couple. So you may look at only 1 or 2 bedroom homes. But remember that your life situation will change in the future. Single people get married, and married couples have children. Allow room for expansion in the future.
For this reason, we advise you to consider a 3 bedroom home instead of 1 or 2 bedroom. Another reason to consider starting with a 3-bedroom is because of the higher resale value. There is less demand for 1 and 2 bedroom homes, as most buyers want at least a 3-bedroom, which will be easier to sell or rent. So we recommend that you consider future value when making your purchase decision.
Also keep in mind, future resale value. Lots of buyers are looking for turn-key ready, modern upgrades and home offices. So keep your wish list at the forefront, but also remember that you need to be aware of property values for the long term.
