Here are the statistics for Loudoun County for this calendar year so far. I took this information from the Dulles Area Association of Realtors.
What does it all mean?
In April, 570 homes sold or closed. They probably went under contract in February or March.
The average sales price in April is down slightly compared to March.
The average days on the market is down too but we like to see that. That means that houses are going under contract faster but it's still about 2 months. So, don't panic if your home doesn't sell the first weekend it's on the market.
The number of active listings is up. That's typical for the spring market but it does mean that you have competiton for the buyers that are out there.
New pendings tells us how many homes went under contract in April. This number is up which is what we expect in the spring.
