Churchill Farms subdivision in far western Katy or eastern Fulshear is now a little over 3 years old that began with land being cleared during November 2011 and homes being sold without a model(s) during January 2012. Churchill Farms has a Fulshear mailing address. The neighborhood is considered Katy by some folks and is considered Fulshear by others. The key here is that this neighborhood has a small town feel and is close to the City of Fulshear while at the same time Houston is approximately 34 plus miles away.
One of my clients purchased one of the first if not the first home sold in this neighborhood. These folks love the neighborhood and their home. When my clients signed their contract, roads into and out of the new development did not exist. Today there are numerous homes which are occupied by owners and there are several homes in the process of being built. Another client of mine closed on a new Taylor Morrison home in October 2013 and it is a beautiful home and was purchased at a great price. Building a new home from the beginning is never easy but certainly worth the time and effort. Building a new home is not for everyone.
Churchill Farms is located off of FM 1463 and is about 2-3 miles north of 1093 in far west Katy TX and very close to the western edge of Cinco Ranch. The developer is both Taylor Morrison and Beazer homes and these two are the only builders actually building homes in this subdivision. Prices for homes can range from the $230,000 up to approximately $600,000. The development sits on approximately 191 acres and will contain approximately 570 homes when completed. This is one of the smaller communities in the Katy area. Estimated completion year was originally 2018 but I think it was be completed much sooner than was estimated. Homes are being built on 50 ft. lots, 60 ft. lots and 70 ft. lots. Taylor Morrison is already in a close phase for homes on the 60 and 70 foot lots.

Total Home Sales - 18 vs 19 : Home unit sales are slightly down from last year but there is some available inventory homes.
Median Days on Market - 56.5 days vs 28 days. Homes are still selling fairly quickly but have slowed down so far in 2015.
Median Price -$341,895 VS $325,000 increase of $ 16,895 or 5.2 %. Prices still increasing in Churchill Farms but base prices were typically lower than other comparable neighborhoods.
Highest priced home sold for $563,500 in 2015 and $434,660 in 2014.
Lowest priced home was $259,900 2015 while 2014 was $218,573. Prices continue to move upwards as with most neighborhoods in Katy

220 Active Listing - ranging from $269,900 for a four bedroom 2 bath home to $ 499,000 for a 5 bedroom 3.5 bath home.
Median Days on Market - 74 days.
Homes under Contract - 12 ranging from $355,337 to $499,970
Median Days on Market - approximately 60 days
Right now there is 4.9 months of available supply and Churchill Farms is still considered to be a sellers market condition. There are still new homes available for sale from the builders in Churchill Farms but if you want one you better hurry.
Some homes are sold very quickly and others are now staying on the market for a longer period of time than in recent prior years. If a home is priced properly considering its condition, size, location etc. it will sell fairly quickly.
