AGENTS! How To Add Probate Real Estate to Your Production

As more and more Agents are getting involved with Probate Real Estate my plan of spreading the wealth Country wide is starting to take shape.   I will start blogging more about the process and what we do in California which as mentioned before is the hardest State with the most rules and two ways to probate so you must know what to do.  For those of you out of California you simple learn the Calif Process then adjust to your State once you know what the system is.  20 years of teaching agents and investors this method has worked as I have DF Probate Students in just about every State in the Country plus Canada, the UK and France.  

Now if you are interested in looking at probate real estate educate yourself on the opportunity and if it will be a fit for your business.   I represent a handful of Investors (Cash) who I sell probate homes to where the Estate after being educated on their Options decide to Sell Fast! "As Is", All Cash and remove this home off their plate so they can expedite the probate process and Final Distribution then return to their normal life.  This may be the most important fact in working with Heirs.   They need someone who will help them understand their options then choose the best option for their families particular situation.  I can't express how important this is.   We also sell to landlords (85%) and to Retail buyers (90 to 100% retail).   We also have a MLS PLan which is hard to beat.  

We don't try to convince families to sell to our investors at wholesale prices so our client can make huge profits.   We only go there when after understanding their options the Estate Heirs choose to go this way because of other factors not based on Net Proceeds.   Of course there will be heirs who want Top Retail or close to it and this is what we bring to them.   So many agents and investors don't understand this concept.  The heirs need an agent to help them as the estate attorney is only going to refer them to the agent they use regardless if this agent is a probate pro or not and regardless if their strategy is the best.   There is a big difference folks.    We earn Letters of Recommendation from heirs and estate attorneys after we have serviced them and we use these recommendations for future business with other estate attorneys and heirs. 

WHAT TO DO FIRST IF YOUR WANT TO ADD PROBATE R/E

First thing to do is to contact your local superior court house and ask for a probate package which they will have which explains the probate process in your County and in particular how the real estate is handled.  This will explain what you need to do then if your a student of mine you send me this information and we will compare notes or you just compare yourself with my system and make the adjustment for your area.  If you are out of California the process will be less so an easy adjustment.   Also, the process is just the beginning of how to work probates but an important step.   I would love to look at your State's probate process and if you share I will look it over and explain to you.  

Your Probate Court Clerk is located at your Superior Court house so contact them and ask for an appt if possible.  You can most likely go the court's domain online as well and find a wealth of information these days.   Once you have your Counties probate process and in particular how the real estate is probated so it can be sold you will be on your way to being a Probate Pro Agent.  This is the first step.
