Today's blog post is about how simple changes in a home can make a huge impact. No matter whether you are buying a home or getting ready to sell. 

This bathroom says it all.

While searching for a new place to call home online in the Prince William County Virginia area. Home buyers scroll quickly looking for their next home.  The person searching  might just stop and pause to see what the rest of the house has to offer when they stumbled on this bathroom.

The reason. It is updated, light and bright, neutral in decor.

Now take a look at this photo. It is the same bathroom.  Someone doing that same search for a home in the Prince William County Virginia area might immediately make a judgment call to just keep searching.  Dark colors or dated homes turn off many prospective home buyers.

Funny thing is, it is the exact same bathroom. Wouldn't you agree the top photo is more appealing to the general public that the dark brown bathroom? The top photo is the after photo with two coats of lighter paint, new "daylight" light bulbs, new blinds and some re-purposed art work from another room of the home.

Message for home buyers: I want you to consider a few things when you start your  search for a home in the Prince William County Virginia area. Many homeowners are just learning they have enough equity to sell their homes and break even. They do not have a lot of money for updating or making changes. So you may have to consider a home that needs some cosmetic updating. Paint is cheap!

As much as I hate to admit it, neutral colors sell faster than bold colors. ( I love color in a home) but less is more.

In today's online world, we only a few seconds to capture a home buyers attention. Real Estate agents do that with blogging, Google+, Instagram, Faceboook, Twitter, LinkedIn, as well as Facebook boosted ads and MLS. Most people think that all homes can be found on the MLS. Not quite. A good local REALTOR may know other homes that are available to qualified buyers ready to make a move. For Sale by Owner homes, Coming Soon homes, and folks whom they've sold who might be ready to downsize or purchase a move-up home. Local real estate professionals know the inventory, and the possibilities. It doesn't cost you a penny more to have a local real estate specialist help you.


Gone are the days when a REALTOR would meet someone at a real estate office, interview them, and then go out and search for the perfect home. With today's internet many home buyers make snap decisions based on how the home looks online. It is so unfair I know.  As a homeowner you know your home is "Special" You know your home has so much to offer. You love your lot,  your community, the convience yet...unless they buyer crosses the threshold. They never get to experience what it might be like to live in your home.

Thank you for sharing! This is so very true and I have seen countless examples of lighting and a couple coats of paint brightening up a previously glum room breathing life into what was a dead space. It can add value and be a relatively inexpensive way to renew areas of a home.

Peggy James that is definitely an amazing transformation, inexpensive but dramatic.  Paint is always my #1 suggestion for getting a refreshed updated look
