"Rumor had it"

I have shown different houses in my time!  But, the last one really stuck in my mind.  This seemingly unassuming home had been given a coat of lipstick and looked nice, it had a nice big yard and met most of my client's needs and wants.  It was located at the end of a very nice tree lined quiet street in a very quiet neighborhood and was close to everything.

However, there were two deciding factors as to why they didn't choose this home.  The first was the entire neighborhood sloped towards the house, and the second was the neighboring home.  The seller said that "Rumor had it" that someone had purchased the home next door and was going to tear it down but there was no proof or confirmation of that.

Buyers want more than rumors when they are making a big decision like this.  Did the seller want to sell home or not?!  Not the rumor you want to spread!

Tearing down a house next door and building a new home can actually improve the value of the sellers house. The slope of the neighborhood is another issue like rain water, basement flooding, mud slides come to mind.
