Some Words of Wisdom for Millenials as Home Sellers

Millenials are not just home buyers right now.  They are also home sellers.  And why wouldn't they be?  They reached adulthood around the turn of the century and were so fiscally responsible that they may have purchased a starter home rather than renting.  

Maybe those millenials are marrying now with a need for more space.  Or maybe they got a job in different market and need to rent or sell.  Here are some words of wisdom to those millenial sellers concerned about the environment.

For starters, it's great to be energy conscious, but believe me, if you are listing your home in summer, you want no room for doubt that your air conditioner works.  Lower that temp and make your home comfortable for buyers and assured they are not about to buy a home with a major system that needs replacing.  Same with the heat in the winter.  Warm up the place.  

Leaving the lights on in a home you are leaving probably makes your head want to explode.  However, making the home as bright as you can for buyers, again, helps create a bright and welcoming atmosphere.  And if you can avoid compact flourescent light bulbs, do it.  It may make you cringe to hear this, but I recently bought every last incandescent bulb that Staples had on clearance sale.  They create warmth.  CF light bulbs make a home feel cold.  

It probably seems a waste to improve a home with finishes before you leave, but buyers don't want projects.  New carpet and paint will definitely make your home more inviting than those that need improvement.

In short, you may have to step out of your budget conscious, environmentally aware mindset while you are marketing your home, but the good news is that you will not be in that uncomfortable zone too long.  Your home will sell much faster if you do these things.

Chris Ann - we buy LED, and now you can get those with different color temperature, so that you would never see a difference. All our chandeliers have LEDs and they all are warm :)

Funny thing you mention the lights, as i have one listed, i get there and turn all the lights on.  One time she took the dog for a walk so i could show, and she rushes  back to turn them all out during my showing, I had to explain why bright is better and that yes, i would turn out when i left

Jan:  Yes they are.  And cutting corners with heating, cooling or lighting when listed is not a good idea.

Jon:  I am told LED light bulbs are great, but not sure a Seller would want to go to the great expense for those light bulbs if they are short timing it in the house.

Troy:  Projects are definitely out.

Marco:  Every group has its exceptions of course.

Scott:  Save the environment or sell the house?  Sell the house of course!  The few extra hours the lights may be on is not going to kill the environment.

Chris Ann,  I have had a couple of Millennial sellers this past year but the sales were short.  Job moves and relationship issues are not unique to a generation

It's not just the Millennials who are toting the line with budgets, lots of seniors are on restricted incomes, and I hear it from them, too, about leaving the AC on. I tell him to set it at 78 (yes, in Sac, it's 78) and leave it there, pay the extra $50 of electricity and get the home sold. When it's 115, and yes it gets that hot here, you don't want buyers running out of the house because they're melting.
