In the quest to buy a home there are plenty of websites to view and lots of houses to look at.

A catch phrase that Realtors and Owners use is "this home is being sold in "As Is" condition."

Now the question that goes through your mind is "WHY?"

If the house is bargain priced then the "why" might not be a challenge, on the other hand it could be.

"As Is" Speaks volumes:

To a potential buyer:

  1. This house has issues
  2. The seller is not really negotiable
  3. Buyer beware.

Seller:

  1. I don't want to do any repairs
  2. I don't want to negotiate
  3. I just want to get rid of it quickly

Realtor:

  1. Disclosure of "Why"
  2. Potential problems with inspection
  3. Low offers likely
  4. Lower sales price

The reasons for using the term "As Is" may vary greatly, but in most cases it conveys a negative connotation and casts a shadow on the home.

Mental pictures are drawn in a buyer's mind with the use of certain terms, so you may want to re-think "As Is" when considering selling your home you.

Subdivisions and house models are named to draw a picture too:

The presentation means everything!  So put your best foot forward when you are planning to sell.

My husband always asks why we can't sell "as-is" when we decide to sell. I just roll my eyes and explain it one more time. In certain cases, such as estates where the heirs are long-distance, as-is might be used.
