Thirteen homes SOLD in the COLES CROSSING subdivision for the month of May 2015.
Prices ranged from $200,000 for a three-bedroom home in the cottage section up to $430,000 for a large four-bedroom home with beautiful covered patio in section 26.
Average Sales Price/Sq. Ft. = $104 with the Highest Sales Price/Sq.Ft. = $118 (for a home in the cottage section with a gorgeous pool.)
Average number of days on the market until an offer was agreed upon was 37. A bit misleading as 6 of these 13 homes had an agreed-upon offer in 5 days or less (ie the offers probably began coming in on day one and seller decided which offer to take by day 3 or 4) .
The market is VERY much a sellers' market right now. I had a closing last week representing the buyers whose offer was #7 in the bidding war. Not sure if other offers came in after ours, but who cares!? My buyers got it! They were cash buyers, willing to offer over list price, and extremely flexible in doing a lease-back as the sellers had not yet found a home they were moving TO.
