Two trucks, 5 member staging crew, dozens of boxes of accessories, 5 custom florals, living room full of furniture, lots of artwork, and three bedding sets.  Just a few of the items we brought in to this lovely home in the Ruby Hill's area of Pleasanton.  We did the enhancement staging in one day, but the work had started a month before our trucks loads of staging props arrived.

We started with a consultation. We brought along our team member Dave Casteel, the best painter in town, and went through the property room by room. We pointed out a few key items to the homeowner, made our notes and went on our way to write up the room by room report of what was needed to get the property in the best possible condition for the market.

We met with the homeowner a week later. Went through the report including the grounds and garage and agreed on what was the most important items that needed to be done.

Dave the Painter came with his crew, landscapers too, and then it was our turn. In one day we did our magic. Our team member Gary Feldman from Omni Virtual Tours came in the next day and took the photos and virtual tour, oh my the photos are gorgeous, so that the property would be marketed properly on the web.  The fabulous Realtor team did the open house and that was it! Five days later, two offers, SOLD.

Asking Price 1.8. Scheduling a pick up as we speak.

That's gorgeous!  That really is a strong statement in this market.  If only we could get all our clients to listen!!!!  Prepare it properly, price it right, and it will sell.

WoW - drop dead gorgeous home! Staging is so very important. My problem is the fact, most of my listings are vacant homes, owners leaving area...homes look so bare.

Carla, lots of Realtors think a vacant costs so much more than an occupied home, not always the case...and if you don't know a good stager in your area, we can refer.

Kym does 72% vacants guaranteed and they sell just as well as her occupied.  GREAT POST Kym and GREAT Photos as always GARY, and Dave, the painter is the best.  I  don't question, I just worship, you are the best.

If all of you were in our area we could share our contractors with you.

Houses that are well priced for their condition and location will get offers. I just referred a sellers lead out to Oakland for a pretty standard two bedroom home. The house was on the market for 18 hours and had two offers.

Kym, what a great home.  I'm sure when you were done doing your thing, this had to be the top rated home in it's price class.  We talk allot about how a home needs to be set up to be marketable and not just to look pretty.  I think you did very well in accomplishing just that.  The homes furnishings look exactly matched to the marketable features of the home both in look and quality.

Thanks Maureen and Gary - Bit of work but worth it. I know alot of stagers use just transitional styles in all homes, but I am known for designing to the style of the home and the demographics that will be looking in this neighborhood and style.  I do believe this is a ongoing debate amongst some stagers and real estate agents. The furnishings in this living room were very clean line and contemporary and it just didn't fit this home so I put them in the family room and brought in items to complement the style. We bought in all items and when we were done the homeowner came in and loved it. We have a very rewarding job :)

Kym- I gotta say this is one of my favorite stories!  And I know, after seeing the warehouse loading zone with all the items that were planned on going in this home, you must be thrilled to know all that hard work with both of the trucks paid off with multiple offers!  We've gotta call the press!!  (Pleasanton Weekly?)

WOW - What a stunningly elegant home. Beautiful work, Kym. I love that this place sold so quickly in today's market. The good news/bad news is that you practically run into yourself coming and going with this rapid fire staging / de-staging!

Hi Mary, I am a stager so I believe you were thinking I am a Realtor? Here is how it works with me and my clients. I highly recommend that the homeowner pays for the staging. The Realtors list of marketing cost is huge. I also find that the homeowner is much more of a partner with me when they are paying. We sometimes (not always) have a list of items that need to be done and we need to work together on what makes the most sense etc.

Often the Realtor will pay for the consultation charge which is $250 - $375 depending on the size of the house and how long it will take for me to do a report/consultation. 

I do work with a Realtor Terrylynn Fisher who is also a stager, but she always hires a professional stager to do the work with her and be in charge of the job. She has a great warehouse of items that we use. that is the difference. 99% of the time for the remaining jobs we provide all the items (occupied we mix with the homeowners possessions), labor, transportation etc.
