IDX - Do You Know What it Is? Broker Reciprocity

By
Real Estate Agent with Long & Foster 0225078705

Everyday we get loads of calls from agents that tell us their clients were on our website and the agent needs to have more information.  Shame on them for not understanding the nature of real estate Internet, and shame on their brokers for not explaining IDX to them!  First of all, it isn't my listing!  There are over 100000 active listings in IDX or broker reciprocity! Just because a listing is on my site does not mean it is mine! If you try to explain this to the agent, they get hostile...in fact they go postal!  How many years have we been doing this now?  I feel sorry for their buyers, because they are really working with a zip of an agent.  I am not their broker, and I would not get any of my own work done if I have to train agents all day long for free.  Have your buyers search your site!

  • IDX or Broker Reciprocity - Cooperating Brokers share listings to be displayed on the Internet
  • The Internet IDX is not the MLS - start your search in the MLS Price, zip, and whatever info you have!
  • Agents never need to look up the Internet or other agents website for info - it's limited

Jim,

I love IDX and get lots of business because of it. I spend a lot of money for internet advertising and websites and IDX is the payoff for me. I can't help it if these part time agents do not have a clue!

Okay, this very thing happened to me on Friday. I could not for the life of me figure out why a not-so-smart agent was calling me about a listing he thought was mine. I looked it up just to try to figure out where the data-entry error into the MLS could be.

I couldn't figure it out. This guy wanted directions, showing instructions..... I finally said, "You're an agent. It's in the MLS." Then, he says oh, well, I've had this awful day.....

I don't think he was a real agent. You can't be that dumb.

This is so funny.  I get about two calls a week from irate agents telling me to "get their listings off my web site".  Or, buyers call me for information about a listing they find on my IDX site because their agent told them to go on my IDX site to find homes to buy then call their agents.

UGH!!!  Oh well.

I also have IDX-Pro on my site.  I have not had any agents call me like though.  I guess in our market they are more used to having everything open on the internet.

Patricia Kennedy  Obviously...many agents do not understand the difference.  3-4 calls everyday from real estate agents is really our average!

Jim are the brokers part of the Rip Van Winckle fable? How could they not know something as simple as this?

Bill Gassett Metrowest Massachusetts Real Estate  The brokers have way too many part time agents, and do not train them as in the past!  These part time agents are writing contracts on old forms, and do not have a clue on how real estate is done!  It is pathetic!  Their clients are wasting thier time working with an agent that doesn't know how to put their shoes on the right foot!  Sad!
