New constructionCincinnati New Construction Patio Homes Coming To Blue Ash

Great Traditions has announced a new patio home community to be built in Blue Ash starting in 2015.  This 21 acre community will be called The Retreat at Summit Park.  There is a scarcity of patio/courtyard/lifestyle homes inside Cincinnati's I-275 loop so we expect these homes to be VERY popular.

Key points:

  • Price point $400,000 to $650,000 (we expect the majority to be on the higher end of that range)
  • 85 homes when complete
  • 65' frontage
  • Mix of ranch and two story homes
  • Craftsman style
  • Open floor plans
  • Private patio
  • Two car garage
  • 10 foot ceilings
  • 20% green space to remain in the community
  • Lawn care taken care of as part of the HOA, but you own the lot and the home
  • Model home expected around September 2015
  • Same builder as West Chester's Harbour Town and Montgomery's Vintage Club.
  • Close proximity to Blue Ash's Summit Park (the former airport)
  • The community will feature approximately 85 homes on 65' frontage lots.

Interested in seeing the floor plans?  They're not available yet, but expected in July.  UPDATE 9/8/15:  FLOOR PLANS ARE AVAILABLE.  Contact us at Liz@LizSpear.com and we'll send you a copy.

Interested in making one of these patio homes yours?  It's still early in the process, but presales will be starting soon.  And to be clear, we are NOT the builder's rep, we're here to solely represent you.

And by the way, you don't save any money by visiting and contracting new construction directly from the builder.  Our fees are already included in the base price, whether you hire an agent or not, so why not have someone who is ONLY looking out for your best interest and not the builder's best interest?

So if  you're interested in Cincinnati area patio home, either resale or new construction, just give us a call or text at 513-520-5305 or email Liz@Lizspear.com.  We look forward to hearing from you!

We have a shortage of Patio homes here in Nashville also. In fact, we just don't have any. I think with the age of our population, these homes will sell really fast.

Larry, There's a demand for them.  As we get older, stairs are not our friends.  And mowing the grass in 90+ degree temps?  Not much appeal there either.

Paul, We've learned from many here, and apply those lessons as we can.

Anita, We believe we've gathered more patio/lifestyle/courtyard/villa/club home (pick your term) info than any other agent team in Cincinnati and we're eager to help buyers and sellers meet their needs.

WOW 85 new homes, that's nice for the local economy.  And I love that you disclose buyers should avoid buying from the person who has the seller's best interest to worry about.

Tammy, I think it's another hidden problem in our industry.  People go direct to the builder's rep thinking they'll automatically get the "best deal".  But the fact is sometimes buying in that community is NOT best for buyer, or they'll add expensive upgrades that don't help resale and become a prisoner in their home because they've overpaid for what they've received.  And a builder's rep CAN'T tell them they're making a mistake.  We can since the buyer is who we work for.

Hi Liz and Bill -- 85 homes is a significant number and as you commented in your post and response to Tammy Lankford -- buyers looking to purchase new construction are well advised to have their own real estate representation. They will be in excellent care when they choose you -- your expertise in the Cincinnati area patio home market is beyond comparison.
