With inventory still lower than demand, many home buyer's are running into either multiple offer situations, or in some cases are not even able to get a showing before the home is sold!!

There's lot of great reason's why now is a great time to become a homeowner! It's true, the process can seem a little intimidating to get started. The reason why? The current Real Estate market is moving so quickly, not being preapproved and ready to go could mean the home you want will likely be sold by the time you are ready. The other advantages of getting preapproved in advance can sometimes eliminate heartbreak, you will never want to over extend yourself with a home payment, or the term "being house broke" speaking with a lender can get you on the path to an affordable monthly payment, they can help you secure an attractive interest rate and a program that fits your finances and budget. Having these conversations early eliminates the unknowns when it's time to write an offer on the property of your dreams!

After you have a lender secure, a preapproval letter in hand, it's time to find a Real Estate agent you trust. Once you have an experienced Realtor on your side, it's time to have a buyer consultation with your real Estate agent to determine your wants, needs and budget so you can start looking for a new home! As of this week in Champlin the average list price of the new homes on the market this week is $241,353 which is up almost $50,000 from the star of the Spring market! I only expect this number to increase as the Spring Home Seller's get their seller to-do lists complete and get their home listed on the market.

Why Do People Live in Champlin?

Champlin is snugly situated near the Mississippi River and offers a ton of affordable housing. Champlin has more than a handful of parks which include Andrew's Park Splash pad, Northland Park, Elm Creek Park Reserve, Oxbow Park and a Skate Park,  Lifetime Fitness, ice rink, Mann Movie Theater, The Champlin Library and easy commuting access to Highway 169 and Highway 610 to help your morning commute. (Search all Champlin Community has to offer). Champlin is said to have a small town community feel by local Champlin homeowners.

Champlin also offers great restaurants such as Ruby Tuesday's, Willy McCoy's, Clive's Roadhouse, Buffalo Wild Wings, Maverick's and many more, easy access to local grocery stores, Cub Foods, Caribou Coffee, Chinese Restaurant, and a few Fast Food locations, Wells Fargo and Target. What Do I Need to Know About The Champlin Real Estate Market?

Review the inventory and health of the market by looking at the number of sold and listed properties.

By comparing these price trends, you'll have a good idea of where the market is heading. The median listing and sold property prices are calculated based on the market activity each month.

 

Gauge the health of the market by comparing the number of standard to distressed listings. If the number of distressed listings is greater, the market could be unhealthy and more likely a buyer's market.

  • New: Listings that are new on the market
  • Distressed: Listings that are short sales, bank owned, or up for auction.
  • Standard: Non-distressed listings

The number of active listings in Champlin (55316) increased by 26% from the previous month.

The median number of days active properties have been listed is 27. This is significantly shorter than the national average.

 

The number of sales in March dropped by84.6% from the previous month.

To date we have a great number of traditional sellers entering the Champlin Real Estate market. The low percentage of foreclosed and short sale properties is low, which means the low sale prices of these homes have little effect on a traditional, residential property listed for sale.
