There are many contingency that may effect sales and settlement dates even sales prices .Simply put it is not public knowledge . It is best to wait until the deed is signed and keys are exchanged .

It continues to be my professional opinion that sellers in this condo area cannot over price their condo . In order to get a sold price like the listing I sold you must have updates They must have newer kitchens and bathrooms .The original bathroom vanities and kitchen cabinets will not bring you high prices here in Rivers Bend . The Kitchens are small so to upgrade cabinets will not be that expensive and really need to be done . These original kitchens were done very cheap and do not hold up . The old saying they do not make them like they used to applies here .New bathroom vanities are worth the money and will make the bathrooms look so much nicer . Many owners half the wall between the LR and the kitchen and make a breakfast bar . This looks great but is not a necessity but are preference . The key word here is upgrades bring value . If you are not upgrading do not expect top dollar . That is my opinion .

Rivers Bend Condos are very desirable .They have a very contemporary floor plan .They also have a garage . The other feature that makes them most desirable is that they are a pet friendly condo community which is very hard to find in this area of Northeast Philadelphia .
Rivers Bend is located in the Torresdale section of Philadelphia Pa zip code 19114. It is in walking distance to public transportation Septa Trains and Buses . It is also in walking distance to the Delaware River . WaWa a local small convenience store and the Three Monkeys Cafe for a nice meal and a brew if you would like are also a short walk away.
If Condo living is what you are looking for Rivers Bend Condo is one you should not overlook. The lawns and bushes are perfectly manicured in spring summer & fall .In the winter snow removal is beyond compare .The maintenance fees are low compared to the gated communities as there are no pools or guard's .
It is my professional opinion Rivers Bend Condos are now priced to sell . There is room to negotiate and the prices are realistic. Interest rates are still low . It is a great time to buy and a good time to sell . It looks to be a win win situation as far as the market is concerned Where will the interest rates be this time next year . Who can predict ? Certainly not me . I would not even try to guess .
