2-Fer Sold Sunday: Full Price Offers
It was a pretty exciting weekend for the owners of two of my listings.
Two full price offers came in on both properties on the same day.
Inventory is down a bit in Tucson, and listings are needed for buyers that are coming out of the woodwork! If you are thinking of selling your NW Tucson home in the near future, time is optimum for homes priced $200-$225,000 RIGHT NOW in this area of town.
In Dove Mountain, listing inventory is down 5% from a year ago. However, year to date, there's been a 10% increase of closings! In the Dove Mountain area, May 2015 active inventory was 108, a 5% decrease from May 2014. In addition, the Dove Mountain area had 29 new properties under contract in
May 2015, up 71% from May 2014. WOW.
In nearby Continental Ranch, listing inventory is 30% less than a year ago, with an INCREASE in closings by 35%. Can you start to see the situation? We need more listings! Buyers are buying! Tie to sell is averaging 2.1 months. Year-to-date 2015 there were 124 closings, a 35% increase from year-to-date 2014. The Continental Ranch area had 31 new properties under contract in May 2015, up 107% from May 2014. WOW oh WOW!
Lastly, in just a brief overview of the entire NW metropolitan area of Tucson, which includes Marana, Saddlebrooke, Rancho Vistoso, Sun City, Catalina, Dove Mountain and more...sales are up this year by about 25%. Homes priced $275,000 and lower are selling like hotcakes...the current months of inventory are under 4 months for this entire area. $150-$175,000...months of inventory is less than 6 weeks. Wow oh WOW oh WOWWWW!
