We all want signed listing contract, correct? Why not buyer agency contract from our buyers?

It still amazes me how every single Residential Real Estate Sales Agent is dying for Exclusive Right To Sell Listings yet for many, the thought of bringing up asking their prospective buyers to sign and execute a Buyer's Brokeage Agreement, which by the way is essentially an 'Exclusive Listing Agreement' for a buyer instead of a seller, causes them to hem and haw and backpeddle and get dry mouthed and otherwise become visibly uncomfortable.

When I teach this concept to my Post 45 Sales Associate classes, I am always met with some resistance. I have heard it all:

"I don't want to upset them", 

"They might get mad and go work with another agent",

"I don't really need to do that, it'll be okay."

If a buyer will not sign an Exclusive Buyer Brokerage Agreement with you, they are telling you, to your face, that they want to retain and reserve their right to completely waste your time for 6 months.

Be a Professional. Choose to only work with members of the buying and selling public that will respect you as a Professional and who will treat you as such.

Your success comes from within. Learn to say "No" and let some prospects work with another agent. It could be one of the best decisions you learn to make. 

Sometimes the best customer you have is the one you said No to!

I find that in my area some agents don't know how to properly explain the contrcat and thus shy away from presenting it.  Others don't want to scare off a buyer by making them sign a contract.  It protects all aprties involved and when properly presented, is a good thing.

I believe that is right.  The problem is that it appears to be contentious.  If that is the buyer's interpretation, it's not a very good way to begin a relationship with a client.

Thinking outside the box

This is one area where real estate agents still fall short of believing they a "Professionals." I've used the buyer broker agreement many times with success and have lost some buyers who refused to commit themselves to be loyal.

The NAR should have a campaign within our industry and publicly to make these agreements standard business practice. Of course we understand no one has to enter into a contract they do not wish to.

Just another level of qualifying a buyer.
