Here at Rentec Direct headquarters in Southern Oregon we have had some hot, hot days! Well over 100 degrees!
When we get weather like this it is a good time to review some helpful tips that we can share with our tenants:
1) New batteries for the thermostat (Someone called in said unit was broken...just needed batteries!)
2) Change your air filter (Cannot stress this enough...Change, Change, Change Air Filters)
3) Don't close off too many vents, your system needs to dispense air without too much pressure
4) Use fans
5) Keep your blinds down during the day
6) Set your thermostat higher to give your A/C a break. An A/c is designed to cool a maximum of 20 degrees from the temperature outside. If it is over 100 degress outside and your system is getting you about 80 degress inside it is doing a good job.
A way to avoid emergency service calls is to have your air conditioners (and heating units) serviced every year to avoid some of these systems failing when you need it most. Stress to your property owners how important it is to have their systems set up on a maintenance plan to help avoid bigger problems with their units in the future.
By law the landlords must repair the primary heating and air condition unit and major appliances in a timely manner. However, Oregon satute states that the landlord cannot deliberately or negligently fail to supply tenant with essential services. In general, as long as the landlord makes reasonable effort to repair there is no compensation to tenant.
