Regency Woods Condos in Henrico County’s Far West End is a great community for first time homebuyers or for homeowners who wish to downsize to a less maintenance home!  The community consists of 336 garden style units in 3 story buildings.  There are a limited amount of 2 story penthouse units in the community!  The neighborhood was built in phases, from 1976 to 1981.  It is a very affordable housing option for buyers who are looking for a nicely maintained community in a highly desired West End location, off Quioccasin Rd. and Gaskins, with plenty of shopping in the Short Pump and Regency Mall area.  It is a very short 5 minute drive to I-64, making accessibility to all of Richmond very easy!

Regency Woods Condos has a great location – within a 5 minute drive, you will be at Regency Mall, which is currently undergoing a transformation with the new owners!  Short Pump Town Center is about a 7 to 10 minute drive from here!  And restaurants abound throughout the Far West End!  Deep Run Park is just around the corner from Regency Woods, which offers plenty to do for everyone with the pond, walkways, playground and plenty of open space, as well as spaces that can be rented for family gatherings!

The neighborhood is professionally managed and is well maintained.  The monthly fee includes amenities such as the Olympic lap pool, tennis & a clubhouse that includes an exercise room. 

Regency Woods Condos – The Fee!

The monthly association fee in Regency Woods Condos for 2015 runs anywhere from $200/month to almost $500/month.  Not only do you get the wonderful amenities that are part of this community, the fee will also include water & sewer, building maintenance, trash removal and snow removal.  The fee will vary from unit to unit, based mainly on the size of the unit.  Pets are allowed here, but there are restrictions – and a 40# size limit!

Regency Woods Condos – Sales!

As always, it is interesting to see how prices have changed over the years.  For instance, a 1 bedroom, 1 bath unit on the top floor with almost 1,000 SF sold in 1975 when it was new for $31,000 – it is currently on the market for right around $100,000!  A 2-story penthouse with 3 bedrooms, 2 ½ baths & 2125 SF sold in 1987 for $87,500 – it is now under contract with a list price just under $170,000!  From January 2014 to June 2015, there were 24 units sold – sales prices ranged from a low of $75,000 for a 1 bedroom, 1 bath unit with 893 SF, to a high of $131,000 for a 3 bedroom, 2 ½ bath with 2159 SF.  Only 4 of these units were distressed (either foreclosure or short sale).

This complex represents a great buy for anyone looking for easy living – it is “first time homebuyer” friendly as well as “senior” friendly!  Although some units have taken well over 100 days to go under contract, those units that were updated recently and are in good move in ready shape tend to go under contract in less than 60 days!  So if this is a neighborhood you are considering, and the home is in good condition and has been updated, this is not one to delay on!  And, on average, sellers get about 96% of their asking price!
