Make some effort in fixing the home up. Get the lawn cut and maybe throw a coat of paint on the property. You'd be amazed at the improvement a simple coat of paint on the front of the property can do.

Create flyers and distribute them in and around parking lots, supermarkets, and local stores.

Market to communities of people that would make great prospects to buy your home. Go where the most and the best prospects are to buy your home, assuming it's a good deal(priced right and there's still built-in equity for your buyer).

If you have any contacts or a friend of a friend, now is the time to reach out to them! Your expectations are for these contacts to open doors for you, to their sphere of influence.

Think about whom you know (friends, family members, and associates)?

Teachers, firefighters, law enforcement, medical professionals, government employees, bus drivers (These careers are loved by lenders, they mostly have good credit, and their income is basically guaranteed and very stable.) Also try people at supermarkets, local telephone company etc.

Use the Internet. List your property for sale on local internet sites and build a website for your property so whenever you speak to someone on the phone or in person, they can quickly look at your property, on the web. This will be the best investment you'll spend on marketing of your home.

If you tried all these options and had no results, it might be time to consult a real estate professional to list your property.
