Absorption Rate for Shadow Wood At the Brooks June 2014 to June 2015

The following charts illustrate the absorption rate, the time it will take for the current inventory of homes in  various price ranges to be sold in the gated community of Shadow Wood At the Brooks located in the Village of Estero, an area formerly known as Bonita Springs..

This rate has been used in various forms to be both a guide for Buyers and Sellers. In the following studies I have indicated Buyer's Markets when the time for the inventory to clear is greater than 8 months. In the case of a Seller's Market, the time period is less than 4 months while anything in between is considered a Neutral market.

Buyer's Market usually means that the Buyer has more leverage when negotiating with a Seller over the price of the home. The converse is true in a Seller's Market when the Seller can be firmer in demanding the final price.

Obviously, a neutral market gives neither the Buyer or Seller an advantage. The reality of all markets however, is the price when matched with demand will create a sale.

In looking at the data presented above there are 3 conclusions that can be made about the Shadow Wood At the Brooks Market.

  1. The overall market is neutral with the only Seller's advantage being at the low end of the price range, yet there isn't any product available.
  2. The price trend has definitely moved higher in Shadow Wood with the low end disappearing
  3. The time taken to sell on average, Days on Market (DOM),  is in a neutral position, inferring that Buyer's are not rushing their decisions but are rather shopping the market.
