Of the fiduciary duties of a real estate agent to their client of obedience, loyalty, disclosure, confidentiality, accountability and reasonable care/diligence-- the last two I have found are heavily weighted as a STRONG NEED. Buyers and Sellers want:
COMPETENCE.
Similar to the MANY moving parts of landing and taking off aircraft from the flat deck of an aircraft carrier out at sea, a real estate transaction is FULL of constantly moving parts, and people, and even the growing pile of paperwork. Each year the moving parts number grows and you need as a client to work with a person who manages all this.
None of us seemingly can know everything all the time, but knowing who to ask to be a resource whether a real estate attorney, an appraiser, a mortgage company suggestion, handyman to repair a water heater, etc. and keeping in good communication with all parties is critical.
SEEK COMPETENCE and you will have the fewest problems in your real estate transaction.
