Welcome to the June 2015 Cecil County Real Estate Market snapshot looking at numbers through the end of May for homes sold in Cecil County. Let's dive right in and look at some of the hard numbers. The average sold price of a Cecil County home last month was $220,523 which was down 1.1% from the same time last year. However, he median price came in at $199,500, which was up close to 8% from May of 2014, so things are not looking too shabby. 103 Homes sold in May, up 13% from 2014, and 4% from just last month as the buyers continue to introduce themselves back into the market. Along the same lines, 103 properties went under contract in May, up 32% from the same time last year and up 5% from last month. Buyers are out and about purchasing homes, but just not as quickly as homes are hitting the market right now.

Currently 837 active listings are for sale in Cecil County, down over 6% from the same time last year, and up over 10% from last month. 268 new listings hit the market in May, up 14% from last year. With so many listings hitting the market and only 103 selling, Cecil County homes inventory continues to creep up to over 8 months right making it prime pickings for any, and all, buyers. On average, it's taking 119 days for a home to sell in Cecil County, so home sellers who price themselves along the averages should expect to stay on the market for about 4 months. National Association of Realtors considers 6 months of inventory to be a healthy and balanced market, with anything over that shifting into a buyers market.
