This is a look at recent market activity for the Casa Serena condominium complex in Pasadena. Located at 420 South Madison Avenue between Del Mar and California boulevards, the complex was built in 1970 as apartments and later converted to condos. With 48 single level units, the floor plans offer one or two bedrooms and up to two baths. They are quite spacious too with just under 1000 to over 1300 approximate square feet of living. It is a street facing unit with treetop views and an extra long balcony. There has been one sale so far in 2015 according to our local multiple listing service(mls). It was a two bedroom/two bath unit with approximately 1305 square feet. It sold for $480,000 in February(list price $448,000_. It should be noted that prior to this sale the last time a two bedroom unit was available in the complex was over two years ago.
For full year 2014, there were three mls-reported closed sales. Each was a one bedroom floor plan and ranged in sales price from $375,000 to $385,000 with an average price of $378,333(median sales price $375,000). They sold at 101.43% of last list price and for $382.40 per square foot on average.
For full year 2013, there was just one sale at Casa Serena. The one bedroom unit with approximately 983 square feet closed for $342,000.
