Why Choose M/I HOMES New Construction?

By

M/I Homes in Plano at was an easy choice for my clients whose property sold in a very short time by a cash buyer. One of the risks a seller takes when putting their home on the market and going under contract quickly is, where will I find a better house than I'm living in now in as short a time as possible, in the price range I'm looking, and in the amount of time it takes to sell my own home?

Like many other sellers today, they found themselves in a market where there was low inventory, homes they made offers on were already under contract, or there were multiple offers. My clients chose not to go into a bidding war and searched every possibility. For all of us, it was exhausting. Finally, they decided on new construction. The home they chose is not expected to be completed until the Fall 2015; however, they were willing to make the sacrifice to rent temporarily while waiting for the right house for one main reason:

Cost Benefit Analysis

The temptation to settle was not something my clients were willing to do. From the choices they looked at that were available, they realized that many of the pre-exisiting homes, would cost them more in the long run and for that reason they did not want to risk taking out a loan on a property that didn't meet their satisfaction. As experienced home owners, they already knew buying an older home would require repairs, maintenance, improvement and updates that over the cost of the loan wasn't cost effective.

The deciding factors for going new construction with M/I Homes are as follows:

  • Tankless Water Heater
  • High-Efficiency Heating & Cooling
  • TaeXX Pest Control Installed in the Brick Pocket
  • PEX Hot & Cold Water Tubing
  • Low E Windows
  • Hardwood Floors
  • R38 Blown in Fiberglass Insulation
  • Energy Star Appliances
  • MERV 10 Furnace Filter
  • Tightly Sealed Ducts to Improve Air Quality & Energy Efficiency
  • Ease of working with the Builder and Builder's Rep

Good morning Patricia. I know one thing for sure, if you are representing a client, they will get the best possible service and guidance. Your right about properties going on deposit quicker than expected, that will create a few additional challenges.

Make it a great weekend!

Good Morning Barbara Todaro - thank you for taking the time to comment on this post because rather than settle, I think buyers should consider all options, especially new construction. If more people did a cost benefit analysis they might be realize they are making an educated and better decision. Receiving flattering comments from you and Joe Petrowsky this morning meant a lot to me. Thank you.
