Anyone who has ever worked on a construction or remodeling project knows that the items on the punch list always take up the most time.  And boy, can this be frustrating!

I don't know what happens but I guess most contractors are onto the next project by the time most of the work is done.  They lose interest or maybe, they just want to land that next project and promise a start date.  I'm not sure since this clearly doesn't happen to me - but boy can this be frustrating!

Case in point - my Harlem client.  Just about everything has been completed.  The rooftop garden as you might have read in my earlier post The Rooftop - Often a Bonus Room in NYC, is actually furnished and usable.  But the interior? There is molding to be adjusted, saddles to be added, doors to be repainted, hardware to be installed - and the list goes on!

I visited the project earlier today and took a few photos of the finished cabinetry, backsplash and countertop as well as a sconce or two.  But, until this  contractor commits to focusing on the finish line, the place can not be cleaned thoroughly and furniture can not be delivered.  And by the way, nor can the final installment of the contractor's bill!

Am I alone here? The punch list always takes the most time and boy, can this be frustrating!

Hi Joanna Cohlan if there's enough money held back, the builder should want that money and get the job done....or maybe he made so much on the job, it's worth it to him/her to leave that money on the table.... 

with new construction, we have a holdback of double the cost of completion OR we don't close until the job is done.... there are some builders who won't hold back and will close when the job is done to avoid that holdback....

Hi Barbara Todaro - this is a remodel so there is no closing issue but she did hold back about $25K.  I am hoping that this is enough incentive, but of course, this is New York City - God knows who his next client is!!!

Maybe this guy isn't a detail guy...I am one of those that is often the Big Picture person and get excited about the project, but boy oh boy, when it comes time for the clean-up, the nagging last details, gee I am not so good at that....because I'm an IDEA person...and I realize that those last little things that finish it up are the most difficult, like that last hill I have to run to get to my vista (seriously, that's what I did today on my run with the dogs and often it's a mental thing, "just get through that last hill"....mind over matter). 

Maybe that doesn't make sense, but I DO get it and saying that I'm not good at that part OUT LOUD is somewhat freeing!! 

(Thanks, GF....maybe I didn't satisfy your frustration, but you gave me a chance to air mine about myself!)

It is frustrating not to see the final product and after the consumer has shelled out considerable sums of money you want your life back and enjoy the finished project! Lately there has been a litany of repair items for my sellers. Organizing the trades is time consuming but I have found a company who specializes in all services and they have it together! You just gave me an idea to blog on..now if I can just find the time!

I hear you Gayle Rich-Boxman Fishhawk Lake Realtor (503)755-2905 - I am a big picture person as well and often find the details difficult to attend to.  But I am trained to see them and paid to make sure they are reviewed.  The contractor and his crew are being paid to complete them - it's part of every job and without the details attended to this house will not transform into a home - with furniture and all the other pieces of the puzzle.

Good morning Dorie Dillard , organizing the trades is what interior design is all about - I am a GC as well.  But, I am not a carpenter, painter, mason or plumber - the GC has to give his crew priorities and keep them focused on a job.

Hi James Dray - yes, but a punch list has to be completed so that his important paycheck gets delivered!

Honestly, if we can't take care of the job well from start to finish, something is wrong. I too love the big picture, but the devil is in the details. Anyone who gets sloppy about timeframes or quality should hire the right people to finish the job correctly. I'm all about customer service and it sounds as if this contractor is not delivering. Hope you get it resolved soon, Joanna. I want to see the finished project! :)

You remind me of my days in commercial real estate, when the building would build our a large suite.  One of us would walk with the tenant, holding the blueprints, and making sure that each item on the plan happened.  Then we would do a second walktrough to make sure that there were no paint spots, the hardware on the doors worked, ad nauseum.  When the tenant signed off on all the work, it was heaven...A
