I Saw The For Sale Sign, Why Can't I Find The Home Online?

You're driving down the street and you see a For Sale sign in front of a home that really has curb appeal.  You know the neighborhood fits your price range and from the outside the home would appear to have what you're looking for in your next home.  Three car garage, large lot, etc.  It's time to find out a bit more, you pull out your smartphone or tablet and pull up your favorite search site.

And you got nothing.  The home is nowhere to be found!  How can that be?

There are a number of reasons you might not be able to find that home:

  • It's not been entered in MLS yet.  It's not uncommon for there to be up to a few days delay from signing the listing contract and placing a sign in the yard until a home is fully loaded in MLS.  We need some time to get the pictures ready, etc.  You drive by between sign in yard and MLS and you won't find the home.
  • The website you're using may not have updated yet OR not be fed by the local MLS at all.  Furthermore, any website not directly part of the MLS is under a time delay.  Perhaps just a few hours, perhaps it only refreshes once a day, or maybe even less frequently, but regardless those sites are not up to the minute. 
  • The seller may have opted out of Internet marketing.  Hard to believe isn't it, but rarely someone wants an agent to only market to their sphere and not make the home TOO public (you're probably lucky there was even a sign in the yard!).
  • Data entry errors can make a home invisible.  Map placement can be wrong, ESPECIALLY with new construction homes.  We've literally seen a home placed on a similar named street a couple of towns away.  Anyone doing a map search is going to come up empty.  And we've seen street names misspelled, subdivision names butchered, size of lot left out and plenty more.  Any error can cause a specific search to come up empty.
  • The home may already be under contract.  Depending on the MLS feed rules, once a home is marked UNDER CONTRACT (PENDING), they may suspend putting the home out to other websites.
  • The home already sold.  Agents are allowed (with owner permission) to leave a yard sign for up to 30 days after the sale.  However, if that were the case you'd typically see a SOLD rider on the sign because the whole purpose is to let the neighborhood know the agent got the job done.

As you can see, there are quite a few reasons that you might see a For Sale sign in the yard, but not find it when you search.

BLiz - I really haven't had that much difficulty finding homes online after seeing the for sale sign. It does happen once in a great while, but I find a lot more that already have an offer, or have been sold.

Nicole, When all else fails, calling the listing agent should do the trick.

Paula, Lack of inventory will have more people out roaming the streets trying to be first.

Troy, It's not a huge issue for us other than the buyers finding the preforeclosure homes online that aren't actually for sale, or seeing the foreclosure papers taped to the window and thinking the home is already for sale.

Chris, Fortunately haven't had that one yet!

The rules in our MLS prohibit advanced marketing, but we still see it all the time.  Brokers try to funnel the interest through them, frankly at the seller's disadvantage, rather than expose the listing to the full market right away.

Dan, We want full market exposure for our listings, but we will put the sign out when we list as long as we're within 3 days of MLS entry so we don't violate local rules.  And if someone calls, we point them to their agent, or if an agent calls we'll coordinate a showing.  Doesn't happen often, typically no showing requests until it's in MLS, or the calls are just the nosy neighbor type wanting to know "HOW MUCH??".

In this extreme Seller's market we see them being held tight (with Seller permission of course) in the hope of getting an in-house or better offer to come along.

Like your list of the possible explanations between the yard sign and the electronic world gap. However, the opposite is also true at times. I find properties all the time in the electronic world that you would never know are for sale by just driving by.

Jim, That too.  Signs intentionally held out of the yard (like the neighbor's won't figure out your home is for sale?).

Richie, For some neighborhoods buyers seem to be circling the neighborhood waiting for the first opportunity to pounce on the fresh listing.

I think this deserves a different look.

The seller and agent knew the most serious buyer will be the one who knows the community. This buyer KNOWS the values and a good idea of what this house will cost. AND the agent and seller anticipate such motivated buyers WILL be driving the street and willing to pay a premium for privileged access.

And the seller and agent are correct.

Furthermore, the seller and new owner are protected from the hazard and perils created when the details of a home are no longer in control of the owner or the creator of the content. 

This agent, if responding to these issues, should be commended for their action and the outcome will be exceedingly favorable to the seller.

All of you are failing to see the long term consequences of not protecting your IP and the safety of your seller.

Lenn, And that business model might work, but I'm not sure how well they can find a buyer without the MLS publication.

Michael, It'll happen for sure.

Annette, Perhaps a different market in your area.  I've yet to see evidence of "hazards and perils" other than the scumbags that try to put a for sale home as a rental on Craigslist, and that can happen as soon as a home is in MLS.  

Syndication is here and it's staying, and in general it isn't harming our sellers.  Even when that estimate was 50% of the home value, we STILL sold the listing for what it was really worth. 

And trying to hide a listing from the public isn't in the seller's overall best interest.  I don't accept that only those cruising the neighborhood would be the ones willing to offer the highest and best offer.  A home's buyer could be literally half a country away when the home goes on the market.
