When working with clients to sell their home, their best outcome is my mission.  You’re probably thinking “they all say that,” and you’re right.  But the truth is that not all agents are focused on you and what it will take to get your home sold at the best price in the least amount of time.  That’s not how I work, never has been and never will be.  I believe in doing what is mine to do, and doing it well.

The following are just a few of the performance expectations and services you can rely on when you list your home with me:

1.  Today’s Technology – As an experienced agent, I use the latest in internet technology to get the most out of online marketing.  Your home will be listed on dozens of websites and visible to home buyers across the country.  When home buyers send an inquiry on your home, they will receive a quick response to ensure that potential buyers aren’t missed.  

 2.  In today’s technology-driven environmentmost home buyers begin their search online, many from mobile devices. In order to help buyers find your listing, I utilize the Houston Association of Realtors Platinum Website tools to provide greater marketing exposure and ensure your listing is visible to all devices. 

3.  Your security is crucial – In order to carefully track all showings, I utilize a showing service to ensure that all agents requesting an appointment to show your home are actively licensed real estate agents.  All showing agents are required to schedule the showing through the service.  The showing service will contact you for prior approval and coordination of showing time (I will be point of contact and approval at your request).  A digital lockbox will be placed at your home and showing agents MUST utilize this device to obtain keys.  When they open the lockbox with their registered device, a notification is sent to my database notifying me of who obtained keys and the precise time. When they leave the home they must ensure that keys are secured in the digital lockbox.  Agents are held to strict standards of conduct and potential MLS violations, fines, or penalties are imposed for unauthorized use of the devices.

Selling a home4.  There for you every step of the way – I make myself available to answer your questions day and night (reasonable hours of course).  As your listing agent, I do much more than place your home in MLS and put a sign in your yard.  Before listing your home in MLS, I thoroughly review the home selling process with you so that you will know what to expect. I will assist you in preparing your home for market by providing advice on staging and changes that you might make to increase the appeal of your home.  Only high quality photos are placed on the internet; buyers tend to shy away from home listings with poor quality photos.  I work to ensure the photos presented to the public will make the right impression. 

5.  Review and explain all offers – When selling your home, it’s important that you accept offers only from QUALIFIED buyers (pre-approved financing is not the same as fully approved).  When a buyer’s agent presents an offer, you will be notified immediately.  I will review the offer with you and gather facts to help you determine if it’s an offer you want to consider.     

Once you accept an offer, your home is no longer listed as active in MLS.  This means that if your buyer has financing or other issues, you could potentially miss out on other more qualified offers while your home is in pending status.  I will explain all terms of the offer to make sure you understand what each offer means to your bottom line and final outcome.  

6.  When it's time to negotiate a final contract price and terms for the sale of your home, your market position will be held without compromise.  I go to bat for my clients; it’s as easy as putting myself in your shoes.  Your outcome is my guiding principle and I will be there from our first meeting through closing day.

That's very true Lisa, there's nothing worse that hiring a listing agent that disappears once the home is listed, or otherwise doesn't take time to communicate with their clients.
