Limit showings. Don’t let anybody tour your house at all hours of the day. Restrict the hours and days. This will result in buyers touring with other buyers which could initiate competition among buyers.
If you set your listing price a little under market value this will attract more buyers which could result in a bidding war.
Let the buyers know that all offers will be reviewed on a set date and time.
