Any experienced landlord will tell you that vacant rentals are expensive. Any vacancy for a few months will probably cost you a lot. So, how do you attract tenants to rent your property and avoid potential loss?
Make Use of Great Signage
In real estate, image is everything and, even if your property is the most amazing property in the world, if your ‘for rent’ sign is sloppy and handwritten, then it will take the attention away from your house.
· Make sure that your sign looks professional, visible , and contains property details.
We’ve all seen that haphazardly handwritten sign that’s been propped up against the mailbox that says “for rent”. And while this can certainly attract attention, it might attract the wrong kind of attention. You want your sign to project the right kind of professionalism that your rental deserves.
Make sure that your signage is visible from the street because it won’t do any good if only Tinkerbell can read it. ;) And lastly, make sure to include contact information such as email or a telephone number. You want to make sure that people have a way of contacting you.
Tap Your Network
Professional agents are not shy about putting the word out when they have a new rental property available, and you shouldn’t either. Now is the time to take advantage of your close circle of friends and not so close relatives to generate some free and low cost advertising.
· Email your friends and family.
You never know when one of your family’s friends is looking for a property near you. Send some photos with your email as well as a description of the property. You never know when your great uncle’s nephew on your mother’s side’s friend needs a place to stay.
· Send postcards to your neighbors.
Have some postcards made and send them off to your neighbors. Of all the people, they are the ones who have vested interest in who moves in to the neighborhood. You never know if they have a relative or friend who they want to live nearby them.
· Tap local businesses.
Put up signs in the local shops near you- coffee shops, grocery stores, and the like.
Use the Web
Technology is your friend when it comes to advertising your property. Post ads on different rental sites, make a blog, make your own webpage, and utilize social media. Get your property rental out there on as many platforms as you can, and it won’t be long before you get that property rented out.
