What are Pet Owners to Do Who are Selling Their Franklin TN Home?It's the summer months and you're trying to sell your house. You're also a pet owner and outdoor temperatures are too high to leave Fido in the yard. As a cat owner, you're worried an agent showing your house will let Muffy out and then you'll never see her again. 

As a dog owner myself, I understand your dilemma.

What are pet owners to do who are selling their Franklin TN home?

Here are some tips:

1.  The very best thing to do is ask someone else to care for your pets while your house is for sale. Some sellers will board their pets or ask a relative, neighbor or friend to care for them. Given our current market, it may only be a week or two and your house could be under contract. Once that happens, the showings will stop and you can bring your pets home.

2.  Crate your pets when you leave your home for showings. This way you don't have to worry about someone accidentally letting your pet outiside. This is especially true for cats who can dart past us so quickly. Agents don't usually have the time to search for your escaped pet.

3. Confine your pet to one room in the house when you leave; a laundry room, mudd room, garage or storage room. Be sure if you leave them in a garage, they have plenty of water.

4.  Take your pets with you during showings. While appointments are usually scheduled for an hour in our area, some buyers may be in and out. Take your dog for a walk or load your cat into the car and wait down the street. When the buyers leave, you're free to enter. 

5. If all else fails and you have a friendly dog or cat, let them roam the house as they usually do. This isn't the best option but it's certainly better to allow a buyer to see your house, than not.

Whatever you do, DON'T DECLINE A SHOWING BECAUSE OF YOUR PETS

I know home sales are very brisk in the Franklin area but the longer your house sits on the market, the more difficult it becomes to sell. It may be an inconvenience for a few weeks to work around showings with pets but once your house is under contract the showings will cease.

Restricting your showings to certain hours or days because of your pets, could cost you the sale of your home. Don't do anything that would hinder that.

Tammie, It's only natural for home owners with pets to be concerned about them while their home is listed for sale. These are great tips. I'd be one for opting to take my pet with me. That way I know they are safe.

Hi Tammie -- this is a very commonly asked question and you answer it in a professional, straight forward manner with a good dose of common sense.  

There are some agents who are reluctant to show property because of pets(and due to the fears you expressed by the owners/sellers) -- make your home easy to show/sell and in a fast moving market when it is properly priced and presented -- it will likely be just a small inconvenience.

Kathleen - I agree. Unfortunately, during working hours that's not always possible.

Michael - I'm dealing with this issue with two homeowners right now. They are too quick to decline showings because of their pets rather than live with the inconvenience for a short time.

This is a great post and it is a problem for a lot of people. Tennessee has a lot of pet owners and most of them are generally okay with rushing home on their lunch break to put the dog in the crate or in the backyard, but the ones that don't put forth that extra effort are definitely the ones that hinder their home from selling. I have had sellers call me and ask me to do it for them because they didn't want to decline the showing and they couldn't get off work in time. I appreciated them asking me vs. just declining the showing, so I did it for them. Your suggestions are great Tammie and I am glad that you did this post. Thank you.

Good advice, Tammie. I love meeting pets on showings - and with the vet school here, I have met some strange ones - but they're potentially very disruptive to the showing experience, and well worth getting out of the home if at all possible.

Very good advice.  I prefer options 1 and 4.  It is best to have them out of there because many folks are scared of dogs.

It's far easier to crate dogs than cats in my experience.  Most people in my area will just take their dog for a walk during showings. It's far too hot outside during the Summer to put them in the backyard for an extended period of time. Most cat owners will just let them roam the house and besides, most cats will hide under a bed or their favorite hiding spot when strangers are in the house.

Tammie - it can be tricky with pets.  Years ago our aged dog was in the house we were selling.  He was not bothering anyone but people worried about his condition rather than the house.

Paula - I am a pet owner and I love my dog but she would be out of the house for showings, if I were selling.

Dick - I've had buyers who had negative reactions when they saw a cat in the house. Dogs seem to be some acceptable that cats. Of course, nobody likings a barking dog the entire time you're in the house.

Belinda - I'm with you. Best to have the pets out of the house.

Nicole - I've run across some pretty pesky cats. A few buyers immediately discounted those houses because a cat was present.

Tammy, even worse, once I opened a front door at the end of a showing and an adorable black and white tuxedo cat rushed into the house.  This was a place that had not one cat hair and no litter box.  The little bugger hid someplace and I called the listing agent to let her know what had happened.  And yes, pets are a  challenge.
