Should Real Estate Agents get a LUNCH BREAK?

Is it alright for an agent to take time out to eat? Not to everyone... Today I had a full day of showing homes and a couple of new listings. Finishing up some showings on the seacoast, I decided i had a good 90 minutes until my listing appointment which gave me an hour to get some lunch. I took a seat on the sand as close to the water as i could get, As the sun shined down, a gentle wind blew off the water and the waves crashed on shore. It is warm like summer but no summer crowds yet. I posted "Lunch Break - For the next hour this is my office and took a picture of the Ocean."

 

Soon the phone rang, it was an angry lady. How dare I take an hour off for lunch when i have not found her a condo yet." ........ Well she has not hired me as her buyer broker yet, she has not even met me yet, other than a flurry of phone calls the last 24 hours looking for a condo for sale in a small community where none are listed for sale. She needed a gentle reminder of both of these. She also received invitation to come sign the buyer broker agreement so I can begin working for her.

 

People who meet me, call me or know me, will tell you i am the most reachable agent there is. I answer my own phone. I forward calls to my cell phone and always answer emails. SO should I have taken a lunch with things to do? Of course..... Most lunches are eaten in my car from appointment to another appointment. 

 

She needs to realize that there is a shortage of homes for sale in some areas. If i had one listed she would have already been in it. For those buyers looking to hire me as their buyer broker, a careful watch to MLS is first for new listings and then mailers to all owners in the complex to see if one may be looking to sell soon, if so i may have a buyer. There is a couple of other trade secrets I use to reach sellers who may be ready to sell. 

 

In Summary a GOOD agent handles many aspects of  Selling a home one may not think about.  The HARD truth is that a Buyer or Seller can hire just anyone and hope and pray they found a good agent, but not all will. Some will learn a hard lesson. Those that hire me, find a dedication like no other. and for some, a seat next to me for an hour in the future watching the sun and surf. It is the best way to boost energy and produce more. 

 

The hard fact is do not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home.  2. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. Then take the next step and get pre-approved. 3. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. I eat lunch or I will eat people starting about 1:30 when blood sugars get too low. My phone stays in the car or on mute in my pocket at lunch. As far as the angry NON client. She would not be my client after that either. In fact I need a referal fee for sending her to you. LOL

Scott, that "Lady" would not be my client. I don't eat in my car and I also have to eat. If you call me between 11-1 you won't reach me. I usually 3 days a week have a business lunch with buyers/sellers or new agents. How dare she think we are animals and don't need to take care of our health. Have a great Lunch today. Today lunch is with a closing Atty and a Chamber speaker.

Scott, this is one reason why I keep my private life private and do not post what I am doing or where.  Of course we need to eat and we are well within our rights to do so.  Our time needs to be spend working for those who commit to work with us. If not, then we can spend all day eating lunch if we so choose.

Make sure you put in Your buyer Broker agreement that you Eat lunch Every day and won't be available from Noon til 1:30 and while your at it put in your vacation dates, Oh Wait I can't believe this is even a topic!

It is funny but sad Scott. Are we not human? I have to shrug my shoulders at the thoughts behind this post. How can you get mad at someone for taking a break? Maybe that would be a hard client to work with anyway?

Scott, I rarely take lunch breaks but regardless, I don't think I would want to work with anyone who doesn't have the respect to talk to me in a normal tone. If it starts out like this, it probably won't improve later neither.

Scott, I went to high school in the Seacoast, and usually found a way to get to the beach for 1-2 hours every day for most of high school, and then during the summer when I was home from college.  Those hours (100's of them I guess) have allowed me to revert to instant bliss decades later.  I just picture myself at the rocks in Rye and I'm in heaven.

As for the "lady", you state

"She needs to realize that there is a shortage of homes"

but can I suggest

"She needs to get a clue"
