Tucked away in the Far West end, Turtle Creek Condos is a nice housing option for first time homebuyers looking to transition from renting to owning, or for someone thinking of downsizing their home size and maintenance!  Here you will find lots of open space, plenty of parking and a nice amenity package!  It is conveniently located near the intersection of Gaskins Rd. and Ridgefield Parkway in Henrico County’s Far West End!

Turtle Creek West Condos – What’s Nearby!

As they say in real estate, location-location-location!  And you could not get a better location than where Turtle Creek West Condos are located at.  You are within 10 minute drive of either Regency Mall or Short Pump Town Center, offering you lots of shopping.  In addition, Short Pump continues to attract new restaurants and craft breweries to the area, offering wonderful eating options for all the foodies in the your family!  Grocery options abound here – from the new Aldi’s that recently opened, to Walmart (which has several only minutes away) to Martin’s and Kroger’s and the soon to be opened Wegmann’s!  And, if the outdoors are what you want, Deep Run Park (one of Henrico County’s many parks) is only a short walk or drive away from your home!

Turtle Creek West Condos – The Neighborhood!

The Turtle Creek West Condo community consists of 216 garden style units, all one level units.  The buildings are low rise buildings of 3 levels.  The community has a nice amenity package with pool, clubhouse, tennis, a gym/exercise room and lush landscaping throughout.  The buildings all have wide walkways throughout.   Units in the buildings range from a 1 bedroom, 1 bath condo with 850 SF to a 2 bedroom, 2 bath condo with 1120 SF.  Pets are allowed here – however, there is a 40# weight limit.  And, if you are an investor, you should know that investors are not allowed to own units here – in fact, the owner must occupy the unit for 2 years before it can even be considered for rental purposes!  The units were built between 1984 and 1987!

Turtle Creek West Condos – Association Fees!

In 2015, the association fees in the neighborhood ranged from $133/month to $175/month.  The fee is determined by the size of the unit.  The fee includes not only the amenities package (pool, tennis, gym/exercise room) but also the clubhouse, the common area maintenance, sewer, water, snow & trash removal as well as landscaping throughout. 

Turtle Creek West Condos – Sales

As with most other condo communities (and any other neighborhoods, in fact) it is always interesting to see how sales in the neighborhood have trended.  For instance, a 2 bedroom, 2 bath unit sold in 1996 for $65,000 – in 2015 it sold for $105,750!  The unit had 980 SF.  Another 2 bedroom, 2 bath unit with 980 SF also sold in 2015 for $118,000 – in 1996 this same unit sold for $63,300!  A search of sales from January 1, 2014 to June 2015 showed that only 10 units were sold during this time – they were on the market an average of only 30 days before going under contract, and sold for an average of $115/SF.  Sales prices ranged from $105,750 to $130,000!

Turtle Creek West Condos represents a great buy for first time homebuyers or homebuyers who are thinking of downsizing.  But when a unit comes on the market, they generally do not stay on the market long.
