I had an Inspection the other day in Rio Rancho, Albuquerque's next door neighbor, just west of the Rio Grande. Nice area! This was this lady's second attempt at finding her dream home, the first one revealed mucho problemo's, so hopefully this one is the one!
This house was built on a golf course, of course everybody that considers buying a golf course home should expect a golf ball in the yard once in a while. During my initial walk
around, I noticed several holes in the stucco, screens, saw broken glass under windows that had been repaired.
Seeing this I wondered where is this house situated on the golf course for so many hits to the house. I walked to the back of the property and saw the green. It was just past the house off to the right. Ahhh, nobody is hitting the greens! But wait.... it would take a really horrible shot to get this far off track! Super bad slice for sure! It was probably 75 - 80 yards from the green.... wow, bad!
Most of the houses here are frame homes with stucco applied to the exterior. When one of those golf balls hit the stucco it punches a hole all the way through to the moisture barrier... almost like small grenades! I kept thinking to myself how bad the golfers were to be this far off course... then it was time to get up on the roof.
Whoa! I counted 36 golf balls on the roof! No roof damage, but the parapet walls were dinged up quite a bit. The good news is they closed that section of the golf course because the developer was going to build some new homes on it. Saved!!
I wish I would have had one of my clubs with me... I could have gotten some driving range practice from up there! Looking at the neighbors houses to the left and right I noticed they have been victims as well, lots of holes in the stucco, but not near as many balls on the roof. Maybe they actually got up there and removed them. I think this owner was collecting them, it wouldn't have taken much longer to use them as gravel on the roof surface! Hey... not a bad idea!
One should consider all the possibilities when purchasing a golf course home. Figure out where on the course the home is located! Is it beside the green? Is it beside the T Box? That would probably be the safest location since nobody would be hitting TOWARDS your home!! There were some bad golfers there...lol
