New Listings:

 

Sealodge F2, hit the market this week at $570K since selling for $268K in 7/01. This ocean view condo has been completely renovated and redesigned! Another Sealodge unit, D8 came on the market for the first time since selling for $107,250 in 5/97 and went into escrow within 3 days. You’ll also see it under contingent. The list price for this top floor unit is $459K.

 

Back on the Market:

 

Bank owned leasehold Pali Ke Kua 1, which is being sold at auction, is once again back on the market with a list price of $274,500, down from $288,900. This condo last sold for $379K in 4/06. You’ll also see this unit under price changes.

 

Paniolo 103, priced at $299K, fell out of escrow on 5/13 and fortunately, went back in on 6/8 and fell out once again on 6/17. The prior sale was for $218,500 in 8/12.

 

Contingent:

 

As noted above, Sealodge D8 went quickly into escrow. Pali Ke Kua 230, with a list price of $750K, wasted no time in going into escrow, doing so in only 22 days. The prior purchase price was for $80,700 for a leasehold unit in 10/74, converting to fee simple in 5/90 for $16,700. This is a one owner condo!

 

Sales:

 

Paniolo 208 sold for $417K while listed for $429K. The seller purchased this condo for $223,300 in 3/14.

 

Plantation 1021 was listed for $598,765 and sold for $590K. The prior purchase was for $523,993 in 12/05.

 

Expired:

 

Alii Kai 9D expired after 210 days while listed for $382K. It last sold for $107K in 10/98.

 

Price Changes:

 

Leasehold Pali Ke Kua 1 is now $274,500. Villas of Kamalii 2 had a $10K price reduction and is now $725K. It was purchased for $655K in 3/13.

5295 Pokii Lane returns to the market priced at before at $649K. This home was previously listed from 4/13 to 4/14 starting at $749K and reducing to $649K.

 

Sales:

 

4108 Nalani sold for $850K with seller financing while listed for $879,900. The prior sale was for land in 10/07 for $450K.

 

After 557 market days, 5331 Honoiki sold for $1.325M cash while listed for $1.449M. This home sold previously for $762,500 in 1/11.

 

Under Contract:

 

4421 Emmalani moved from in escrow to under contract and should be closing soon. Priced at $1.345M, the home was remodeled after being purchased for $980K in 1/08.

 

Temporarily Withdrawn:

 

Priced at $1.270M, 3982 Aloalii was temporarily withdrawn after 165 days on the market. The last sale was for $960,900 in 1/98.

 

Price Changes:

 

Now priced at $1.649M after a $50K price reduction, 4080 Aloalii last sold for $1.695M in 3/07.
