The biggest issue when buying a Minnesota Lake home.

By
Real Estate Broker/Owner with WHISPERING PINES REALTY 20398180

Some will say the size of cabin or home...others it is the size of the lake.

Many want to know the type and quality of the fish in the lake.

A good question is are there any motor restrictions or speed restrictions on the lake.

But the most important one is...Is the septic up to code and if not, can it be brought to code without special construction.

This is the biggest issue for the DNR in Minnesota.

You want to know the issue up front because if you don't, learning of the issue later can cose upwards of $20,000.

Septics are the number one issue for Minnesota lake homes!

Wow, rarely does the most exspensive system here cost half that.  And I wouldn't have guessed that would be a major issue either.  Good to have an agent that knows it is if you are looking at property on your lake.

Excellent point, William.  They can be an issue here as well in many areas.  And, some of our systems can easily exceed the $20,000.

With the cost of correcting a potential septic issue running up to about $20,000. I can see why it would be the biggest issue in buying a Minnesota Lake Home.

Good luck and success.

William, that may not be the most obvious question literally, but definitely a very important one!  Good job in getting this information to prospective buyers who would otherwise not know what to ask.

You don't want those lakes contaminated so I guess septic issues and concerns would be very important.

OK...so how is the fishing? I would like to see some fishing pictures. I haven't gotten out myself this year, yet.

The DNR is very strict on the water quality of our lakes and ponds, not to mention rivers and ground water.  Septics can be a real price shocker.
