The outside temperatures are red hot and so is the Arizona Real Estate Market! May saw another significant decrease in the amount of time it is taking to sell a home in Gilbert, Arizona. In April 2015 it was taking an average of 72 days to sell a home. That number dropped to 66 days in May. Of course these numbers are only the average or median amount of days. There are some homes in price ranges around $200,000 which are selling almost as fast as they are being placed up for sale, and yet some other homes in higher price ranges are taking longer than the average to sell. 

 

The busy Summer real estate market is here! This is the busiest season for buying and selling real estate in Arizona. The most competitive price range in Gilbert, Arizona currently is that of the first time home buyer between $200,000 and $250,000. Homes in that price range are being bought up the quickest and some are receiving multiple offers within the first few weeks of being listed for sale. It's no surprise to see the Days on Market drop from April to May and I would predict that number to keep moving downward. Historical data shows that during the Summer, homes will usually sell the quickest out of any other time of the year. But armed with a little knowledge and a hard-working real estate agent from Zion Realty buying or selling a home will be a little less stressful!

Even when our market was the hottest during the oil boom there were homes that sat on the market Nicole Doty - Gilbert Real Estate Expert obviously those were the ones that were vastly over priced. Some sellers need to get it through their heads that people are NOT willing to pay "any price" just to purchase their home.

Great number for sellers.  We're still over 100 in my market, but not near as high as we once were.

Its a good sign to see DOM reduce but my guess is if potential sellers called you they could shorten that number even more!
