Atlanta Hits 87000 Active MLS Listings | Atlanta Homes for Sale | MLS Search

I was just checking the FMLS Hotsheet tonight and noticed there are now over 87000* ACTIVE Atlanta homes for sale and Atlanta real estate properties!  By anyone's standard that is a lot of Atlanta homes to sell considering we are only selling about 3500 a month!  Even if we were selling 4000 homes a month in Atlanta, that would still give us over 21.75 months of home inventory.  There are now more homes in Atlanta that are expiring, and withdrawing from the market than those homes that are sold by at least a 3 to 1 margin.  That does not even take into consideration foreclosures.  Atlanta is still a buyers market!  There are a few really great bargains for the educated consumer that has a great buyers agent to advise them of quality purchases.

March 2008:

  • 2907 Atlanta homes sold
  • 591 Atlanta Condos Sold

Those are some amazing numbers. Atlanta has grown so much over the last 30 years people have not had time to put down roots. You guys are luckly to have had so much growth and jobs during that period. Maybe living in a small town does have its pluses. Still some mind blogging numbers!

Wow!  That is scary for a big city. Some of our small communities here have over 20 months in inventory as builders went hog wild there.  A city though...ugly.

 Eric Boule  If they were selling it would not be so scary!  Atlanta has had a lot of growth, but planning and over building was not part of the big picture!

We have been experiencing 20+ months absorption rates here in the mountains of WNC but that is GREAT for buyers!

At least yours is lower than mine...last check I saw was in a combined three counties there were 50,000 available in each county

That is a lot of inventory to work off. I bet a good number of them should not even be on the market because they are priced wrong... We see that in out little market too.

Susie Blackmon NC Realtor, Maggie Valley, Waynesville  So you have 20 months of inventory also in the Western North Carolinas?  It is amazing!  So many folks really think there is no problem with this.  I feel it is not healthy, and have my eye watching the numbers.

Charles McDonald / Your Trusted Agent for Charlottesville Real Estate  Charles, I could not agree more!  Many homes are listed totally at the wrong price!  They are fishing to see if they can get a buyer on the hook,but they are not serious or motivated sellers.

Wow, I cannot believe how many homes are on the market!  I had to double check your number and make sure I wasn't adding an extra zero!  Pricing wrong in your market would be devastating, sellers need very experienced agents there.
