- Sold Prices per Square Foot: $101 - $278 (high end for new construction)
Here are the same statistics for May 2014, for comparison:

- Lowest Sold Price: $72,000
- Highest Sold Days On Market: 216
- Lowest Sold Days On Market: 0
- Sold Prices per Square Foot: $78 - $227 (high end typically for newer construction)
This shows a 15% year over year increase in homes sold in Jacksonville Beach, FL, which is certainly healthy. It also seems to show a 66% growth in the price point of primarily newer construction, however, I would not state that is the case in 100% of the homes. It also seems to show the lower end has grown 194% - however, once again, I would not state that is the case categorically. I believe this is more a case of there being fewer homes on the market, and the lower inventory levels driving prices up.
The newer construction costs seem to have increased by approximately 22% per SF, which is probably pretty accurate: once again, when we have a shortness of inventory, and an increase in new construction to fill the demand, you'll see the construction costs increase.
If you are a buyer in today's market, the lower number of homes for sale means you MUST have a pre approval letter to submit with your offer. You should also be prepared to offer close to list price if not at list price (of course, this depends on property condition and location). Some of the lower priced properties are selling for more than list price in our current market.
If you are a seller in today's market, you should be prepared to have your house SHINE for pictures, be 100% prepared for showings the first few days on market, and have your next destination secured to ensure a smooth closing.
