I feel sorry for MY buyers in Aurora, Colorado!

Yesterday I wrote about homes in Aurora between $200,000 and $250,000.  I happen to have two sets of buyers in that range right now.  The one couple we wrote a contract on the other day, we were the first to submit a offer and it was a great offer, $15,000 over list price, $4000 over appraisal up to our offer (Do not thing it will hit value). 

Well the agent ended up with 21 offers.  She called be at 1 yesterday and liked the letter my clients wrote, the fact I put in the contract about going $4000 over appraisal if it did not appraise up to our offer.  But we where in the top 4 but she needed more. 

We were at the very top for my people, but she wanted verbally more $ and she said others waiving the inspection and appraisal.  I am not a fan of either, number one my people could bring more cash to the table of the $4000 but no more and the lender would have to have a appraisal (I think I am right), I would never recommend that they waive a inspection.  I feel sorry for my clients and this is a referral from one of the families that I have sold 5 houses to in 9 years, so I did what is against my better judgment, I said I would lower my commission by $1500, that would go to the seller bottom line.

Guess what, we came in second she said, the higher price and waving inspection and appraisal work. 

I feel sorry for my clients in this market!

Everything happens for a reason.  Waving inspection is just not a good idea and no way no how should you ever lower your commission.  Does your dentist lower his price if you give him a story?

Those markets are always so tough for buyers, as they keep getting beat out by other offers.  Sellers love it though and prices increase!

Will, 21 offers is insane! I'll recommend to make the inspection for information purposes only in those cases but, to waive it isn't something I'd ever recommend either. Too risky!

Yeah I feel for them too that has to be about the most competitive price point out there and with very minimal inventory these crazy offers just keep coming in but a great time to be selling!!!

In situations where you have an HOA doc review out, you could waive inspection contingency, but have one for informational purposes.  Might be a way to get a leg up.

Waving the home inspection . . . . can lead to big time issues . . . . Buying the home subject to an inspection . . . . is a big difference then waving the inspection.

We had market with multiple offers few years ago and I don't miss it at all.... Buyers had to wave a lot of stuff in order to compete, especially if they needed financing.

One way of protecting them was to have all inspections, appraisal, HOA docs....reviewed and done by the end of due diligence period.

Will, we are suffering the same type of market. It's almost impossible to help people.

BTW; I made your wonderful slow cooker meat loaf last week.  I only had two hours to get dinner done so I put it in the oven at 325. It took 1 hour 15 min. I used all the same ingredients. It was fabulous as always!
