I like to think of Bella Vista as the hidden gem of the NW Austin metro area.  It's a relatively small neighborhood tucked away in the rolling hills just east of Lake Travis.  Two sides of the neighborhood border the greenbelt so it feels like you're living in the hill country, yet your minutes of away from Austin.  I live near the neighborhood and when I drive through it I'm always impressed by the manicured lawns and beautiful landscaping.  You'll also notice the homes appear to be custom builds and some of the lots are up to 100'.  There are 8 cul de sacs in this little neighborhood.  It really is quiet, luxury living.  Everything considered, you'd be hard pressed to find more value per square foot anywhere in the Austin metro area.  


Speaking of, looking at the average square footage for the six homes on the market at the time of this post, it's 3,956 square feet.  That's a large home, which tells you that this is a popular neighborhood for families.  Four of the listings have 5 bedrooms and 4 baths.  As usual, I'll give you some MLS stats from the last full year, 2014.  The average home that sold in Bella Vista in 2014 was 4 bedrooms, 4 baths and 3,414 square feet.  The average sold price was over $411K and the price per square foot was a very reasonable $119.36.  Looking at a five year period from 2009 to 2014, homes in Bella Vista have appreciated nearly 30% in value.  Average sold price in 2009 was $319,173 as compared to the $411,460 price of 2014 that was referenced above.

Another hidden gem is the trail that borders the neighborhood to the west.  It's an unmarked trail that can be accessed in two different areas and will ultimately lead you the John M. King historical log cabin, complete with a historical marker (see attached pic).  Check out that link for more info on the cabin.  It can be accessed off Volente just before you reach Abbotsbury and can also be accessed at the Zennor Court cul de sac.  The trail through this area meanders through a "canyon" that borders the Twin Creeks golf course at times and runs next to a running creek at times.  Most of the trail provides shade from a canopy of trees and there are picnic tables and benches all along the trail and trash cans are even provided if you'd like to have lunch or a picnic down there.  The trail is paved in the most well traveled areas and I often take my son down there so that he can ride his bike.  It's a little hidden treasure....for now.

 

As for the schools, you may want to message me to learn about the latest zoning proposals.  I know they have been toying with the idea of changing the high school zoning and the borders they are proposing may affect Bella Vista.  For the time being, here is the current list of schools and their ratings:
