Welcome home to Ivystone Village at Raintree in Henrico County’s Far West End.  These contemporary styled townhomes is just off Raintree Dr, across the street from the Raintree Racquet Club and Pool, and offers a great location, just minutes from shopping (including Short Pump Town Center as well as Regency Mall) and easy access to I-64!  This neighborhood offers a park like setting to the homeowners!

Ivystone Village at Raintree – What’s Nearby?

There are many reasons why someone would want to call Ivystone Village home!  It is an attractive neighborhood that is within the larger Raintree neighborhood.  Raintree offers townhomes, condos & single family homes as well a lot of common area with woods and open space!  Shopping is plentiful here – not only do you have a nice shopping area across the street from Raintree with a Kroger grocery store and restaurants and retail, but you are less than a 10 minute drive to Regency Mall as well as Short Pump Town Center!  If outdoor activity is more to your liking, there is Deep Run Park across the street from Raintree, which is maintained by Henrico County Parks & Recreation and includes ponds, walkways, playgrounds, open space, gazebo and spaces you can rent for family picnics!  Within less than a 30 minute drive you can easily be to the James River and take advantage of everything that the James River Parks can offer! 

Ivystone Village at Raintree – The Neighborhood!

Units in Ivystone Village at Raintree are all contemporary cedar sided homes, with 3-4 bedrooms and 2-3 baths.  The units were built between 1974 & 1978.  When you go into the units, there are no two units that absolutely identical to each other-they will have the same basic floor plan, but each will have a bit of variation between the units.  Each unit either has a driveway that will accommodate 2 cars, or the unit owner will have 2 assigned spaces.  All units have either a deck or patio, and all units have a fireplace.   

Although the neighborhood sits across the street from the Raintree Racquet Club and Pool, this is a separate membership fee.  The Racquet Club offers a lot for your money – tennis, pool, fitness center, weight room, racquetball, aerobics, and even a day care center.  Raintree was the first planned community in Henrico when it was developed in the mid 1970’s.  The community has well about 1,100 homes in a parklike setting over 105 acres!  It is situated next to Gregory’s Pond, which is a popular fishing hole!  There are six winding walking trails that go over bridges over Deep Run Creek! 

Ivystone Village at Raintree – The Association Fee!

Whereas some neighborhoods base their association fees on the size of the units, in Ivystone Village, all unit owners pay the same fee per month.  In 2015, the association fee for Ivystone Village was $255/month.  In addition to the monthly fee for Ivystone Village at Raintree, there is also a yearly association fee payable to Raintree HOA of $125/year!  The fee will take care of all exterior maintenance, as well as the building insurance, snow & trash removal and yard maintenance.  There is an architectural committee that must approve any exterior modifications to the unit, such as a fence.  Each unit owner is allowed a maximum of 3 domestic pets, and there are no pet restrictions!

Ivystone Village at Raintree – Sales!

As with other neighborhoods, I am always curious about how sales & home prices have been in the different neighborhoods!  This is another neighborhood that there are not many sales in.  Since January 2015, there have been 4 homes sold here – the average sales price was $144,000 (and prices ranging from $124,000 to $160,000), with the average sales price/SF of around $98.  These homes went under contract in an average of 40 days!

When I look at the sales prices of some of these homes, it is interesting to see what has happened with prices over the years!  For instance, a 3 bedroom, 2 bath home with 1384 SF sold in 2015 for $150,000 – when this unit was new in 1977, it sold for $44,000!  And in 2011, this same unit sold for $125,000!

Ivystone Village at Raintree is an affordable and convenient option for those buyers who want to purchase their first home, or downsize to a smaller home in an area with the convenience of the Far West End (but without the congestion of Short Pump).
