This week’s report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz.  The report shows the Orange County Median Prices for resale homes were up 2.5 percent, for new homes up 5.2. percent and for resale condos up 5.6 percent. The sales volume is up for resale homes 14.0 percent and down26.0 percent on condos and down 18.0 percent for new homes.     

• Mission Viejo Zip Code 92691 sales prices are up 0.5 percent and the sales volume is up 16.3 percent.
• Mission Viejo Zip Code 92692 sales prices are down 3.8 percent and the sales volume is up 23.9. percent.
• Aliso Viejo sales prices are down 1.2 percent and the sales volume is up 86.2 percent.
• Laguna Niguel sales prices are down 2.0 percent and the sales volume is up 14.4 percent.
• Rancho Santa Margarita sales prices are up 0.1 percent and the sales volume up 19.3 percent.
• San Clemente  Zip Code 92672 sales prices are down 2.7 percent and the sales volume is up 59.5 percent.
• San Clemente Zip Code 92673 sales prices are down 3.9 percent and the sales volume is up 35.2 percent. 

The main point we are seeing this week in the numbers is the increase in the numbers of properties coming on the market.  When you have significant increases the values usually drop significantly.  Let's see where this goes.
