Trumbull CT May 2015 Real Estate Market Report

 

Trumbull CT home sales for May 2015 showed a 68% INCREASE in sales from the same period last year.  There was a 48% INCREASE in sales from last month making a nice recovery after sluggish sales in earlier months of the year.

There are 60 homes under deposit and 61 sales pending, so future closed sales should definitely be on the same trend or better.

 

The average listing and selling prices for May both went down 4% as compared to May 2014.   The median home price was down by 9%.

Days on the market went up 35%

 

The market absorption rate came in at 5.62 months which is statistically  in a seller's market.   That means at the current pace, it would take 5.62 months to sell off the inventory of 208 homes.   Inventory went up only slightly, and the higher sales pushed the rate back down below the 6-month mark.

The absorption TREND, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 8.00 months for the last three months. This number went down three months from last month thanks to the stronger sales.

  

It is VERY important to note that the absorption rate is calculated on all price points. If you are selling your home, your agent should calculate the absorption rate trend for your price range to get a more accurate analysis.

The closed sales price average for the month went down a bit again.   Will hopefully see this average rise up in the coming months considering we are in the warmer weather market which historically has the highest averages.
